If you are considering buying or selling a property without an agent, please consult an attorney before you commit to anything. I can review abstracts/title reports for issues, draft purchase contracts, loan and mortgage documents, etc. I have two clients who have gotten themselves in trouble because they were trying to save money and wound up costing themselves a lot more. One bought a small apartment complex at a sheriff's sale. The property sewage drains to a lagoon on a neighbors property. The neighbor granted an easement to the previous apartment owner, but the owner was required to maintain the easement. After the purchase, my client discovered that the lagoon needed major repairs. He has a few options, but it is probably going to cost him $50,000-$100,000. The other client tried to sell her house on her own, typed up a one page contract with the buyers and took a nonrefundable deposit of $5,000. The buyers backed out and now they have sued her to get their money back. She has a very strong case, but she is now having to pay an attorney when it's going to cost a lot more. Paying a little up front can save you thousands down the line.
