As I listen to other attorneys brag about how much of their work they have Generative AI do for them now, I would like to take a moment to very emphatically say Gossen & Schaller has never and will never use AI to cut corners. Every page of every abstract you send us is looked at by a human attorney.

Another reminder for everyone in the Oklahoma title, real estate, lending, and legal fields:

All documents filed with the County Clerk must have a 2 inch top margin on every page starting November 1. (there may be one or two people out there arguing that it only applies to the first page, but please play it safe and set every page to a 2 inch top margin).

If you have exhibits, like a printed survey, that are impossible to reformat, you supposedly will be able to still file those so long as you pay a "non-conforming" fee.

My advice is to always ask the county clerk if something will work or what extra fees it may take, before finalizing and executing a document. I'm not sure I've ever seen anyone win an argument with a county clerk. Save yourself the headache and double check everything first.

I'm working on an Oklahoma legislative update presentation and thought that this is a new bill I should probably share on here, because it will affect pretty much everyone in legal offices and banks. Beginning November 1, 2024, everyone needs to start treating their notary records more seriously, if you aren't already.
