A new analysis shows why affordability is still stretched, even as rates improve.

đź’ˇ 1. Home Prices Grew Faster Than Incomes

For most of the past 50 years, home prices moved closely with household income.
Recently, prices surged far beyond what people earn.
Lower rates can’t close that gap by themselves.

💡 2. More Listings Doesn’t Mean More Affordable Homes

Inventory is up in many areas…
but affordable listings haven’t recovered.
Middle-income households can afford far fewer homes today than before the pandemic.
Meanwhile, higher-income buyers — often using cash or heavy down payments — continue to move forward.

Everyone keeps talking about “waiting for prices to drop,” but the biggest opportunity in today’s market is something most buyers overlook:

👉 Buydowns + Seller Credits

With rates still high and inventory moving slowly, sellers are much more open to covering:

• Closing costs
• Points
• Temporary buydowns (2-1 or 3-2-1)
• Permanent rate buydowns
• Prepaids
• Home warranties

And here’s the part no one tells you:

A seller paying $12K–$20K to lower your rate often saves you 3–4 times more per month than a price reduction of the same value.

Example:

• Rate drop from 7% → 5% = ~$515/month savings
• $20K price drop = ~$130/month savings

One changes your monthly comfort.
The other barely makes a dent.
