It’s Springtime and here is a friendly reminder to check those gutters, downspouts and extensions along with your sump pumps. All things I regularly report on as problem area’s during most inspections and here’s the thing, these are some of the most inexpensive things that can be fixed or corrected by the average DIY’r.
Check your sump pump at least once a year and if it doesn’t work, try replacing the “plug-in” float switch (for like $25) or replace the whole pump assembly for less than $100.
Most of the homes I look at have damaged, missing or inadequate downspout extensions. When water doesn’t drain away from your house properly, it runs down your foundation and into the drain tile which empties into your sump crock. When this happens, it can cause your basement to flood (if the sump pump doesn't work) and cause your foundation to settle.
