Why do two shore homes with similar finishes land at different prices?

Before a home hits the market, I look at the details that affect cost, convenience, and buyer use. Flood setup, parking, outdoor living, rental appeal, and whether the home reads as turnkey or lot value can all move pricing.

After years pricing homes across Ocean City, Avalon, and Stone Harbor, this is where I start before we set a number.

If an older shore property may be worth more for the lot than the house, these are the 4 tests I run first.

• Start with nearby land and redevelopment sales, not just renovated-home sales
• Check what can actually be built. Width, setbacks, parking, elevation, and flood rules move value fast
• Separate what a builder would pay from what a buyer would pay to use the home as-is
• Price for the most likely buyer, not the middle of two very different stories

In Ocean City, the land story can matter more than the finishes.
