This morning’s story is really about **why buyers shouldn’t rely on one mortgage-rate headline**.
Mortgage News Daily’s lender-focused 30-year fixed index finished **Monday at 6.78%**, up from 6.77% Friday. But a separate Mortgage Research Center indicator published early this morning shows a 30-year conventional rate around **6.72%**, slightly lower than its prior reading. So today’s message is not simply “rates rose” or “rates fell.”
**Different mortgage indicators are moving by small amounts around the mid-to-upper 6% range.**
For a buyer, the only number that ultimately matters is the actual loan estimate available for **their credit, loan type, property and down payment**.
# # # ⭐ Mortgage Opportunity Watch — FHA, VA and USDA Are Worth Running Side-by-Side Today
Today’s Mortgage Research Center data highlights why buyers should compare loan programs rather than defaulting automatically to conventional financing.
Its latest indicators are approximately:
**30-year conventional:** 6.72%
**FHA:** 6.11%
**VA:** 6.20%

Those are market indicators—not guaranteed borrower quotes—but the spread is large enough to justify running the numbers.
FHA has mortgage-insurance costs. VA requires qualifying military eligibility and may involve a funding fee unless exempt. USDA requires eligible property location and household income.
But especially around rural Marion County, **USDA’s potential 0% down payment remains something buyers should know about.**
Today’s question for a lender:
**“Show me the payment, mortgage insurance, fees and total cash-to-close under EVERY program I qualify for.”**
That gives a buyer far more useful information than asking only for “the rate.”

There is **no new Hometown Heroes funding announcement this morning**. Florida Housing still says all available **2025–26 Hometown Heroes funding has been committed**, so buyers should not count that money toward a purchase unless a new allocation is formally announced. Rather than repeat the same Citizens information today, here’s a homeowner rule change that could save someone money.
Florida’s **SB 1452**, effective June 26, changed parts of the My Safe Florida Home program.
Among the changes:
- Roof improvements, including **replacement of the roof covering**, are specifically eligible improvements.
- An eligible homeowner who previously received a hurricane-mitigation inspection but **did not receive a grant payment** may apply for a new inspection once more than **24 months** have passed.

We have a very local item this morning.

And there’s an important property-owner detail tied to the CRA:

Today I want to clear up something that can be REALLY confusing for homebuyers…
💰 **WHAT IS THE MORTGAGE RATE TODAY?**
You may see one headline saying mortgage rates are up and another saying they're down.
Both can sometimes be true!
Different mortgage trackers measure different borrowers and different parts of the market.
This morning, national 30-year conventional indicators are generally sitting in the **mid-to-upper 6% range**.
Freddie Mac’s separate WEEKLY average is currently **6.65%**.
But here's what's more interesting…
⭐ **COMPARE THE LOAN PROGRAM — NOT JUST THE LENDER!**
Current national indicators for FHA, VA and USDA loans are running lower than the conventional indicator.
That does NOT mean everyone should choose one of those loans.
But it DOES mean buyers should ask their lender:
**“Show me every loan program I qualify for and tell me the PAYMENT and CASH TO CLOSE for each one.”**
Depending on eligibility, that may include:
🏡 Conventional
🏡 FHA
🇺🇸 VA
🌳 USDA — which can offer **0% down** on qualifying homes for eligible buyers
Here around Marion County, USDA financing is especially worth asking about when you're looking outside the more urban areas.

Planning hurricane improvements or possibly replacing your roof?
Recent changes to the **My Safe Florida Home** program specifically include roof-covering replacement among eligible improvements.
There are qualifications and funding rules, so check the program BEFORE spending the money.

The city's residential CRA property-improvement grants are temporarily paused while the program is being updated, but they are scheduled to **REOPEN SEPTEMBER 14**.
