Here’s something I’ve been thinking about…

When shopping for a home, sometimes the BEST deal isn’t necessarily the house with the lowest price tag!

It’s the one that makes the most financial sense after you consider EVERYTHING.

And today’s Ocala house-hunting news is a perfect example!

🏡 WHAT CAN YOU BUY FOR AROUND $340,000?

One builder in Marion Oaks is currently advertising a BRAND-NEW four-bedroom, two-bathroom home with 1,833 square feet for $339,990!

Expected completion is November, and the community advertises NO HOA or CDD fees!

Now, that doesn’t automatically make it the best deal for everyone.

But it’s certainly worth comparing with existing homes!

Prices and availability can change.

💰 DID YOU KNOW? BUILDER INCENTIVES CAN MAKE A BIG DIFFERENCE!

Some builders offer special financing, closing-cost assistance or price reductions on certain homes.

But here’s my advice…

Don’t get so excited about a low advertised interest rate that you forget to ask about the APR, loan terms and total monthly payment!

Some promotional rates are temporary or adjustable.

The BEST deal is the one you fully understand! 🔑

⭐ AN IMPORTANT UPDATE FOR FIRST-TIME BUYERS

Marion County’s local Homebuyer Purchase Assistance Program is currently on hold and isn’t accepting new applications.

But don’t give up on your homeownership dreams!

Other financing and assistance options may be available depending on your qualifications.

Let’s explore your options BEFORE assuming you need 20% down!

One of my favorite things about living in Ocala is our beautiful horse country.

And Saturday morning, the horses are coming DOWNTOWN!

The All-Breed Horse Parade begins at 9 AM in Downtown Ocala.

It’s FREE and features a wonderful variety of horse breeds and riders.

Where else can you enjoy your morning coffee while watching horses parade through downtown? 🐎☕

🍕 AND SOMETHING NEW FOR OUR FOOD LOVERS!

The Forge at 343 NE 1st Avenue is celebrating its Stage One Grand Opening Saturday at 10 AM!

This new dining and entertainment destination features multiple restaurants and food options.

I’m always excited to see Ocala gaining more places to eat, shop and gather!

Maybe watch the horses first and grab something delicious afterward! 😋

🙏 SUNDAY — SOMETHING GOOD FOR THE SOUL

Ocala Jesus Fest is happening Sunday, October 11, beginning at 2:30 PM at the Reilly Arts Center Outdoor Stage in Tuscawilla Park.

FREE admission, live worship music and fellowship!

What a beautiful way to spend a Sunday afternoon. 💜

🏡 A LITTLE REAL ESTATE TIP FOR THE WEEKEND

Here’s something homeowners can do in about 10 minutes.

Walk toward your front door as though you’re visiting your house for the first time.

Can you clearly see the house numbers? Is the walkway inviting? Do the porch lights work?

Buyers begin forming opinions before they ever turn the doorknob!

Sometimes a welcoming entrance makes a bigger impression than an expensive upgrade. 🔑

One of the things I love most about Ocala is that we can enjoy beautiful horse farms, outdoor concerts, local restaurants and wonderful community events without traveling far.

October in Florida is funny, isn’t it?

The stores are selling sweaters, pumpkin spice is everywhere, and we’re still wondering if it’s too hot to work in the yard! 😂🌴

But this is actually a GREAT time to give your home a little attention.

🌱 DID YOU KNOW? FLORIDA’S GARDENING SEASON IS JUST GETTING STARTED!

While much of the country is putting gardens to bed, we’re getting ready to plant!

Fall is an excellent time for vegetables like lettuce, radishes and other cool-season favorites.

Imagine picking fresh lettuce from your own backyard while everyone up north is shoveling snow! 🥬😂

💰 HOMEOWNERS — HERE’S A WAY TO SAVE ON PROPERTY TAXES!

Marion County property taxes become payable in November, and there’s a little incentive for paying early!

Pay in November and receive a 4% discount on your property tax bill.

The discount drops to 3% in December, 2% in January and 1% in February.

If your mortgage company pays your taxes through escrow, check your statement to make sure everything is being handled correctly.

Sometimes saving money is simply knowing WHEN to pay! 😉

💦 A LITTLE FLORIDA WATER WISDOM

Before planting that beautiful fall garden, check your irrigation system.

Make sure sprinklers aren’t watering the driveway instead of the flowers!

Parts of Marion County remain under water-use restrictions, so check your property’s assigned watering schedule before adjusting the timer.

Our beautiful springs and waterways are worth protecting. 💙

🏡 THURSDAY’S SELLER TIP — THE $20 BATHROOM MAKEOVER

Before listing your home, take a close look at the caulking around your tubs, showers and sinks.

Is it cracked, peeling or stained?

Fresh, properly applied caulking can make a bathroom look cleaner and better maintained without spending thousands on renovations.

Just make sure any moisture problems are repaired first.

Sometimes it’s the little details that make buyers feel confident a home has been loved and cared for. 💜

🏗️ WHAT’S HAPPENING WEDNESDAY

Today’s coffee question:

Is Ocala still building while the rest of Central Florida slows down?

Apparently…YES. 👀☕

🏡 HERE’S A NUMBER THAT SURPRISED ME

New-home construction permits across Central Florida fell about 17% during the first half of this year.

But Marion County?

We issued about 2,921 new-home permits—essentially unchanged from last year.

That’s interesting because Marion County construction had fallen considerably the year before.

So while some areas are still slowing, our local building activity appears to be stabilizing.

And that’s important for homeowners because new construction becomes direct competition when it’s time to sell your resale home.

💰 BUYERS FINALLY GOT A LITTLE GOOD NEWS

After what felt like mortgage rates only knew how to climb lately 😂, Tuesday finally gave us a small break.

The latest daily lender-market indicator fell from about 7.61% Monday to 7.56% Tuesday.

That’s NOT the same as Freddie Mac’s 7.28% weekly average from last Thursday.

Two different measurements.

One good day doesn’t make a trend—but after the recent increases, I’ll happily take movement in the right direction. ☕🙌

🏡 SOMETHING ELSE I’M WATCHING TODAY

Marion County’s Affordable Housing Advisory Committee is meeting this morning.

These meetings don’t usually make exciting headlines, but discussions about housing affordability, development rules and future growth eventually influence what gets built, where it gets built and what our communities look like years from now.

That’s the kind of local information I think is worth watching.

🧺 WEDNESDAY SELLER TRICK

Open your linen closet.

If removing one towel might cause an avalanche…we have work to do. 😂

Take out about a third of what’s inside before listing.

Buyers don’t just see towels.

They see storage space.

A partially empty closet quietly tells them, “Look how much room this house has.”

💜 WEDNESDAY COFFEE THOUGHT

Growth is good when we don’t forget what made our community special in the first place.

I hope Ocala continues to prosper while protecting the land, character, neighborhoods and quality of life that make people want to call Marion County home.

🌴 FLORIDA FUN FACT TUESDAY

Pour another cup, because today we’re going back to the 1870s—and staying right here in Marion County. ☕😉

💦 OCALA FUN FACT

Did you know the famous glass-bottom boats at Silver Springs began when a man named Phillip Morrell simply put a piece of glass in the bottom of a rowboat?

That happened in the late 1870s.

Apparently somebody looked at one of Florida’s clearest springs and thought, “You know what this boat needs? A window in the floor.” 😂

It worked.

Those boats went on to become world famous and have been showing visitors the underwater beauty of Silver Springs for well over a century.

🎃 AND THEY’RE STILL FINDING NEW WAYS TO USE THEM

Later this month, Silver Springs is bringing back its Lost Souls River Tour on select Fridays, Saturdays and Sundays.

It’s a family-friendly Halloween version of the glass-bottom boat ride with spooky Silver River stories and local legends.

Honestly, floating over crystal-clear water while somebody tells spooky stories sounds considerably creepier once you remember you can see what’s underneath you. 👀😂

🐴 ANOTHER VERY OCALA THING HAPPENING THIS WEEK

The fall hunter/jumper series at the World Equestrian Center continues Wednesday through Sunday.

One thing I love about living here is how normal horses become to us.

Then you remember people travel from all over the country to experience something that’s practically in our backyard. 🐴💜

🏡 TODAY’S HOME TIP: LOOK UP BEFORE YOU LIST

Walk through your house and look at every ceiling vent and return-air grille.

Dusty vents are easy to overlook when you live there every day—but buyers definitely notice them.

Vacuum the grilles, replace a dirty HVAC filter and wipe away any dust around the vents.

It’s inexpensive, takes very little time and quietly tells buyers:

“This home has been cared for.”

💜 TUESDAY COFFEE THOUGHT

Sometimes the things that make a place special aren’t the newest things.

They’re the stories, traditions and little pieces of history that people cared enough to preserve.

That’s one of my favorite things about Ocala and Marion County—we’re growing, but there’s still so much character here worth holding onto. 🏡🌳

📊 MARKET MONDAY

Coffee poured? Here’s the Ocala number I found most interesting this morning:

We have fewer homes for sale than we did a year ago—but buyers still have negotiating room. ☕🏡

September’s newest numbers show Ocala’s median listing price around $296,000, with homes taking about 80 days to sell.

Active listings are down roughly 10% from last September, while buyers are paying about 98% of asking price on average.

So what kind of market is this?

I’d call it a “price it right and negotiate smart” market. 😉

🏡 SELLERS

Less inventory is good news.

But 80 days on market means buyers have time to compare your house with the competition.

The homes that are clean, well-presented and priced correctly from the beginning have a BIG advantage over sellers who start high and plan to “see what happens.”

🔑 BUYERS

Don’t assume a house has to be dramatically overpriced before you negotiate.

If it’s been sitting awhile, there may be opportunities involving price, repairs, closing costs—or help with financing.

And remember: the best negotiation isn’t always the lowest purchase price.

🚪 MONDAY’S 5-MINUTE SELLER TEST

Go unlock your own front door.

Does the key stick?

Does the deadbolt only work if you pull the door toward you while turning the key and standing on one foot? 😂

Fix it.

Buyers often stand at the front door for several seconds while their agent opens the lockbox.

Make sure the handle is tight, the lock works smoothly, the threshold is clean and the porch light works.

Your house gets one first impression.

Make the front door say “Welcome home.” 🏡💜

💜 MONDAY COFFEE THOUGHT

Real estate markets change.

Interest rates change.

Plans change.

But making thoughtful decisions instead of fearful ones never goes out of style.
