🏡 THE APPRAISAL CAME IN LOW… BUT IS IT REALLY THE APPRAISER’S FAULT?

Before blaming the appraiser, there’s another important question buyers should ask:

👉 Did your Realtor pull and review the comparable sales BEFORE recommending the offer price and putting you under contract?

A good Realtor should be analyzing the market before the offer is written, especially when recommending an offer at or above asking price.

We should be looking at:

✔️ Recent closed comparable sales
✔️ Condition and upgrades
✔️ Location, lot and square footage
✔️ Differences between the subject property and the comps
✔️ Whether the offer price can reasonably be supported
✔️ The potential appraisal gap and what that could mean financially for the buyer

Sometimes an appraiser does miss a good comparable or makes an adjustment that should be questioned. In those situations, there are legitimate ways to challenge the appraisal with better market data.

But sometimes the appraisal isn't the problem.

The contract price may simply be higher than what the recent closed sales support.

💡 There's a difference between what a buyer is willing to pay and what the market data supports for an appraisal.

Buyers should understand that difference before signing the contract, not three weeks later when the appraisal comes back.

If an appraisal comes in low, there may be several options depending on the loan and contract: challenge the appraisal, renegotiate the price, split the difference, bring additional cash to closing, or potentially cancel if the contract gives the buyer that right.

📌 A great question to ask your Realtor BEFORE making an offer:

“What comparable sales are you using to support the price you're recommending?”

Our job as Realtors isn't simply to win the offer.

Our job is to provide the market data, explain the risks, negotiate intelligently and help our clients make an informed decision.

Pull the comps. Know the numbers. Explain the risk. Then write the offer.
