RENTERS: WHAT DOES A TENANT PLACEMENT AGENT DO?
If you've ever toured a rental with a real estate professional who wasn't the property manager, you may have been working with someone providing tenant placement services.
Some property owners are comfortable managing their own rentals but hire someone to help them fill a vacancy.
A tenant placement agent may market the available rental, conduct showings, coordinate applications and screening, and help move the selected tenant toward move-in.
Once the tenant is placed, the owner may continue managing the property themselves.

LANDLORDS: ARE YOU SCREENING APPLICANTS CORRECTLY?
California's AB 2493 changed the rules surrounding rental application screening fees.
One option under the law allows housing providers to provide their screening criteria in writing, consider completed applications in the order received and approve the first applicant who meets those established criteria.
Under that process, applicants generally aren't charged a screening fee unless their application is actually considered.
⚠️ But don't stop at “first come, first qualified.” AB 2493 provides another statutory screening-fee process as well.

Creating a fake paystub, altering a bank statement or providing inaccurate information may seem like a way to strengthen a rental application—but it can have the opposite effect.
Housing providers and screening services may verify information submitted during the application process. Documents that can't be verified or information that doesn't match can raise concerns and potentially affect the application.
Instead, submit accurate information and review the property's rental criteria before spending money on an application.
If you're concerned that something in your financial or rental history may prevent you from qualifying, ask questions before applying rather than falsifying information.

Not every rental denial is discrimination. Housing providers may establish lawful rental criteria and consistently apply those criteria when screening applicants.
But renters should also know their fair housing rights.
If you believe you were treated differently because of your race or another protected characteristic, ask questions. Review the rental criteria, ask why your application was denied, save the advertisement and keep copies of your communications.
If you believe discrimination may have occurred, consider contacting a local fair housing organization or the California Civil Rights Department for information about your options.

A renter can consistently pay thousands of dollars in rent every month for years, yet those payments may not automatically help build their traditional credit score.
At the same time, rental payment history can matter when someone applies for their next home.
Rent-reporting options are becoming more available, which raises an interesting question for both renters and housing providers:
