Ryan Real Estate Services, LLC is a Licensed Real Estate Company that specializes in Residential Investments and 3rd Party Management for properties, tenants, and investors in the Near West Suburban Cook County Area.

We are looking for an Entry Level Assistant Property/Maintenance Manager with great communication and problem-solving skills and some financial and building maintenance background.

Responsibilities - Be receptive to training and assisting with all listed below:

• Work with property management software - Buildium
• Monitor building income, expense and bank accounts and preform reconciliations
• Review and ensure that all expenses are paid on time and correctly
• Review rent collection and send late notices as needed
• Review and generate building financial statements and other reports using property management software
• Receive/prepare invoices for vendors and management company
• Receive communication and work orders from tenants and dispatch preferred vendors as needed
• Update tenants and assist with work order scheduling
• Help Vendors and Maintenance with scheduling and needed communication with tenants and Managing Broker to ensure completion of work orders in a timely manner
• Visit properties and walk/photograph buildings/units as needed.
• Listing of vacant units for rent using listing software
• Show vacant units to prospective tenants
• Walk units that are being updated to report progress
• Order building materials for unit updates and maintenance as needed
• Prepare completed rental applications for consideration
• Draft new leases and lease renewals
• Use MLS

Requirements

• A passion for working in the Real Estate Industry
• An acumen for self-directed problem solving
• A people person with strong communication skills
• 2 year degree min with a concentration in business/accounting
• 1 year experience with maintenance and construction
• 1 year experience in the service/restaurant industry (a plus but not required)
• Excellent customer service and written/communication skills
• Working knowledge of Microsoft Office and a solid general computer skill set
• Obtain a Leasing or Brokers license – Managing Broker will sponsor and train for this
• Job is part time and 95% of the time will be during normal business hours, but can require some Saturday mornings and early evenings (not regularly, but sometimes tenants and vendors can’t get to a property 9-5)
• Must have drivers license and own insured vehicle
• Must have Cellphone

Compensation

$20 an hour
Stipend for personal vehicle and phone use
1099 position for first 90 days
After 90 days we will negotiate a W2 position and reexamine compensation
Commission opportunities will be provided for leasing (not guaranteed but commission is usually around $350 - $700 per new rental lease). Once you have your license you can represent buyers and sellers and earn large commissions

Ryan Real Estate Services, LLC is looking for a motivated and personable individual to take on filling vacancies for a large rental owner client. Training and growth opportunities provided.
Tasks required:
-Walk vacant units
-Photograph units
-Report repairs that are needed to get unit rent ready
-Prepare listing agreement with client
-List unit for rent to online platforms
-Prescreen interested parties
-Show unit to interested parties that meet prescreening criteria
-Prepare and help interested parties completed a thorough rental application
-Prepare a letter of recommendation of approval of a ready, willing and qualified applicant to client along with the completed application

Units are located in the Berwyn, North Riverside areas. Client owns over 300 units and currently has over a dozen vacancies. More will follow.

Commission earned and payed directly to leasing agent is 63% of one full months rent for leases signed to start. A real go-getter could easily earn $3k-$5k a month working part time while learning the real estate industry. Position is a 1099 contract position. Position is contingent on the hired individual pursuing and receiving their leasing license with the state of Illinois. You will have 120 days to do this from the start of employment to become licensed. You can work and earn under supervision during these 120 days. Owner will help with this process but licensing will be at the individuals expense.
