✅ Condo Associations CAN:

-Set Aesthetic Rules: Regulate paint colors, window treatments, and balcony decor.

-Collect Dues: Levy assessments and fines for rule violations.

-Manage Rentals: Limit or ban short-term rentals (like Airbnb).

-Maintain Common Areas: Oversee shared lobbies, elevators, pools, and hallways.

❌ Condo Associations CANNOT:

-Discriminate: Violate Fair Housing laws regarding race, religion, or disability.
