Be careful of scams.

MV Realty currently faces lawsuits in multiple states for allegedly misleading consumers and homeowners. In addition, the Florida-based firm has been essentially banned from operating in 14 states through legislation.

MV Realty operated in 33 states and has more than 500 real estate agents.

The firm’s legal troubles began in late 2022 when it was sued by attorneys general in Florida, Massachusetts and Pennsylvania over its 40-year contracts.

Under MV Realty’s Homeowner Benefit Agreement, the homeowner signs over the right to list their home for the next 40 years to MV Realty in exchange for a cash payment ranging from $300 to $5,000. This means that if a homeowner decides to sell their house sometime in the next 40 years, the company is entitled to list the home for a 3% commission, which is separate from the commission earned by the buy-side agent.

If the homeowner breaks the agreement or decides to terminate it early, they must pay the firm 6% of the appraised value of the home.

Since starting the program in August 2020, MV Realty says it has enrolled more than 35,000 homeowners in 33 states and has paid homeowners nearly $40 million.

Over the past year, the American Land Title Association has worked to pass legislation at the state level to ban right-to-list agreements, such as those used by MV Realty.

“The property rights of American homebuyers must be protected,” Elizabeth Blosser, ALTA’s vice president of government affairs, said in a statement. “A home often is a consumer’s largest investment, and the best way to support the certainty of land ownership is through public policy.”

“We must ensure that there are no unreasonable restraints on a homebuyer’s future ability to sell or refinance their property due to unwarranted transactional costs.”

MV Realty did not return a request for comment.

As home prices remain elevated, new home construction stays struggling as recent data from the National Association of Home Builders (NAHB) indicated builder sentiment dropped six points from July to August.

The combination of high home prices and mortgage rates puts "a real crimp" on the average homebuyer who typically moves into a bigger space.
"We didn't feel the effect immediately through 2020 to 2022 because so many Americans have moved to less expensive cities. But now, as there is more return-to-the-office, we are seeing more people trying to afford a Seattle, a Denver, a Portland to Dallas, even, and struggling to do it," the CEO explained. "So what we need to do is just build more houses."

But there’s allegedly "red tape" put around builders by local governments and "not in my backyard" (NIMBY) policies.

FOX Business correspondent Madison Alworth shares why for many first-time homebuyers, the American dream is delayed as a result of high mortgage rates and home prices on 'Varney and Co.'

"It's time for local governments to step up and state governments and federal governments, get their red tape out of the way, let us do our jobs and put more supply in the market," NAHB CEO Jim Tobin also said Tuesday on "Varney & Co."

It's permitting times," he clarified. "Our builders are happy to go through the permitting process, that's part of the land development process. But does it really need to take six months to do it? Does it really need to take cost overruns? Does it need to take revision after revision after revision? Those are the things that drive our members crazy. Those are the things that slowed down the construction of homes."

Kelman expressed that many Americans would be "shocked" to see "how little" $1 million buys in certain markets.

"People feel like they have to win the lottery just to be able to buy a home and start a family. And that is just a real challenge for the American dream," the Redfin exec said. "So the only solution to that is obviously more inventory."

Echoing similar concerns as Tobin, Kelman pointed out there’s been a "real vindication" at the local level of free market politics.

"Despite how important it is to the progressive agenda to make housing more affordable, almost all the regulations to do that just force builders to build elsewhere," he said. "People are voting with their feet. Even people who are politically in a different place with their pocketbook want an affordable house. And right now, the free market is able to deliver that better than most of the regulations we have."

They're shiny, they're black, and they're spotted. Meet the Asian longhorned beetle - a non-native wood-boring beetle that poses a serious threat to our environment.

The Michigan Department of Natural Resources is encouraging residents to spend 10 minutes of their day checking the trees around their homes for this invasive species.

The Asian longhorned beetle is considered invasive because it attacks 12 types of hardwood trees, including maples, elms, horse chestnuts, birches, and willows.

While this species has not yet been found in Michigan, it is crucial to remain vigilant.

Having no natural predators, the Asian longhorned beetle is a threat to states with any of those native tree species. Infested trees eventually die after being invaded.

Identifying early signs of infestation can prevent widespread damage to Michigan's forest resources, urban landscapes, and maple syrup production.

Checking for signs of tree damage that may indicate the presence of Asian longhorned beetles:
Round exit holes in tree trunks and branches, about the diameter of a pencil

Shallow ovals or round scars in the bark where the adult beetles chewed the egg site

Wood shavings on the ground around the tree or in the branches.

Dead branches or limbs falling from an otherwise healthy looking tree

Searching for Asian longhorned beetles:

Adult beetles are very large, ranging from ¾ to 1 ½ inches in length (not including their antennae)

They are shiny black with random white spots or blotches.

Their antennae have alternating black and white segment.

They have 6 legs that can either be black or partly blue.

Be aware of possible lookalikes:

The white-spotted pine sawyer has a distinctive white spot below the base of its head – between its wings – and is brownish.

The cottonwood borer is about the same size as the Asian longhorned beetle and is also black and white, but it has a pattern of single, broad black stripes down each wing, and its antennae are all dark.

The northeastern pine sawyer reaches up to 2 inches in length, has very long antennae and is gray in color.

The eastern eyed click beetle has distinctive eye circles on the back of its head. It rolls over when threatened, then clicks and makes a flipping movement to get back on its feet.

Anyone that observes an Asian long horned beetle, or a tree that appears to be damaged by one, is asked to report it. If possible, capture the beetle in a jar, take photos, record the location and report it to AsianLonghornedBeetle.com or contact MDARD at 800-292-3939 or [email protected].

Animal lovers, never make the mistake of throwing cold water on an overheated dog or putting a wet towel on his back. You will see the opposite effect.

Due to the cold, the veins contract and due to the high temperature (above 42 degrees), the proteins in the blood clot, which makes the blood thick and viscous.

Due to the combination of the two, the heart can no longer get the blood and the organs fail one by one due to lack of oxygen.
The result is a very slow but very painful death.

If you try to help an overheated dog in this way, he will still die.

First give lukewarm water to drink, then cool the soles of the feet and chest/lower abdomen with a damp towel.
Then put the dog in the shade on a damp towel!!

Sharing is highly desirable because again and again we see images of overheated dogs getting out of a car with water poured on their backs
