, Steve’s communication and client-centric focus is the same. Steve grew up in Medway, MA and attended Boston College, graduating in 2004. He worked in the group insurance field for two years before starting law school in 2006 at Suffolk University Law School. While at Suffolk, Steve published a student note on mental health treatment in prisons and was the Editor-in-Chief of one of the school’s honor boards, the Journal of Health & Biomedical Law. During law school, Steve clerked at a medical malpractice firm, the City of Waltham’s Law Department and the Suffolk County District Attorney’s office. After law school, Steve worked in the legal department of a large, commercial construction firm, with a focus on contracts, compliance and risk assessment. In 2012, Steve joined a small, real estate conveyancing firm, where he focused on representing buyers, sellers, lenders and real estate investors in all aspects of real estate transactions. Steve is Of Counsel at Ladimer Law and advises clients on real estate issues and transactions as they pertain to estate planning and probate matters, and represents clients for real estate transactions and estate planning matters.

Here’s the scoop:

Inspection Contingency: Back out or negotiate repairs if the inspection finds problems. 🛠️
Inspection Contingency with a Cap: Same deal, but only up to a set amount. 💸
Informational Purposes Only: Inspect away, but you’re locked in—no backing out or negotiating. 📝
Before you submit that offer, know what’s in it and what you’re okay with—waiving inspections or just peeking for info. 🤝 The smartest move? Team up with an experienced, reliable real estate agent to protect yourself and decode the details.

As an attorney, it's easy to get caught up in overthinking every detail. But sometimes, the key to success—both in life and in legal practice—is simply to take action.

I’ve worked on complex matters, like multi-party leases and intricate estate plans, where the fear of missing a detail led me to overanalyze. For example, while working on a complicated lease involving both private and public property, I spent hours researching, creating spreadsheets and outlining contingencies, only to realize the process became much clearer and manageable once I took the first step and started drafting the document. 🚨 Problem Solvers in Action 🚨

Being a good attorney isn’t just about knowing the law — it’s about seeing what others don’t, identifying risks and liabilities before they become problems, and leading clients to the right solution.

Recently, I worked with a client facing a challenging real estate / contract issue. The situation was so complicated that their previous attorney was completely stuck, and others refused to get involved. But rather than simply renegotiating an already bad agreement, we took a step back to assess the big picture.

What we uncovered were enormous risks and liabilities for very little gain. Instead of pushing forward with the client’s initial request, we carefully crafted a strategy to remove them entirely from the agreement — protecting them from significant future harm.

Did you know that back in Colonial Georgia, if you were a landowner and passed away without sons, your land would revert to the trustees of Georgia? Talk about an unexpected "estate plan"! 😬

Luckily, laws have changed since then (phew!), but the importance of titling your real estate the right way and a solid estate plan hasn’t. Just like back in the day, if you don’t plan for your property’s future, the state might end up having more say in where your land goes than you’d like. 😱

Especially with real estate, making sure it is titled properly (individually, jointly, the proper tenancy or in a trust or LLC) and your wishes are clear through a well-crafted estate plan is key to avoiding government involvement (or even worse, a lengthy probate process). You’ve worked hard for your property, don’t let it go to someone—or something—other than who you intended!
