Happy Global Running Day!

I’m not the fastest runner out there, but I do love a good local trail.

One of the best parts about living around Novi, Northville, South Lyon, and Brighton is how many great places we have nearby to run, walk, bike, or just clear your head.

A few of my favorites:
- ITC Corridor Trail in Novi
- Hines Park near Northville
- Huron Valley Rail Trail through South Lyon
- Island Lake and Kensington near Brighton

A few years ago, Gina moved here from Florida and I helped her find a rental. We stayed in touch.

Then she met James, they got married, and when it was time to buy their first home together, she called me.

That is the part of this job that means the most.

They had questions about the process, the timing, the paperwork, and what to expect. That is exactly where many buyers start, and that is completely okay.

We built a plan, got them pre approved, toured homes, narrowed down what felt right, and found the one.

It was a competitive situation, so we structured a clean offer that gave them the best chance without losing sight of what mattered.

Inspection went smoothly. Closing stayed on track. Keys were in hand exactly when they expected them.

26 years in real estate. A lot has changed.

When I started, contracts were faxed. The MLS ran on a green screen. Buyers had to call an agent just to find out what was for sale.

Today, everything moves faster.

Marketing is digital. Clients expect answers quickly. Strategy, communication, and ex*****on matter more than ever.

But some things have not changed.

In 26 years and 1,300+ closings, I have never once had a client tell me they wished I had been less honest with them.

Treat people right.
Tell the truth.
Do the work.
Follow the Golden Rule.

Project Flex just became an even bigger local conversation.

Lyon Township denied a temporary construction easement tied to the proposed Project Flex AI data center in New Hudson.

That does not appear to end the project, but it may slow down one piece of the process and gives residents another reason to stay informed.

For homeowners and buyers nearby, this matters.

Large developments can bring investment and potential tax revenue, but they can also raise fair questions about traffic, noise, infrastructure, utility demand, land use, and long term neighborhood impact.

My advice is simple: stay informed before making assumptions either way.

It is not.

It is about creating the kind of response that gives you leverage, options, and a better outcome.

List price and selling price are not the same thing. Price too high and you can lose the attention that creates momentum. Price it right and the market can work in your favor.
