🚨 Real estate brokers — final water readings can make or break your closing timeline.
Here’s how final water requirements differ across key North Shore areas:
• Chicago: Requires a final water bill paid in full before the municipal stamp is issued. Usually needs 3–5 business days for clearance.
• Northbrook: Requires a final water reading and a “Statement of Open Accounts.” The Village must confirm all water charges are current with no outstanding violations.
• Forest Park: One of the stricter suburbs. They typically demand a final water reading, proof of payment, and often additional inspections or certifications. They can require up to 5 business days notice before issuing the municipal stamp.
Pro Tip: Always order the final water reading at least 7–10 days before closing, especially in Forest Lake and other North Shore villages. Last-minute requests are one of the top reasons for delayed closings and recordings.

🚨 Real estate brokers & buyers — never assume a basic title insurance policy is enough.
Here’s why a survey and extended title insurance coverage can save you from expensive headaches after closing:
Most standard owner’s title policies contain a “survey exception” — meaning they won’t cover boundary disputes, encroachments, easements, or buildings that sit over property lines.
By getting a current survey (ALTA/NSPS) and requesting extended coverage, you can remove many of those exceptions. This protects you against:
• Neighbor disputes over fences or driveways
• Encroachments from sheds, decks, or additions
• Unknown easements that limit what you can build
• Title defects that aren’t visible in public records
Brokers: Always recommend your buyers get a survey and ask for extended coverage — especially on suburban or older properties.
Buyers: It’s a small upfront cost that can prevent major problems and lawsuits down the road.

The biggest complaint I hear from brokers in Chicagoland isn’t about contracts or closings.

Friday closings feel exciting — you’re almost there, keys are basically in your hand.
But here’s what 9 out of 10 buyers don’t realize until it’s too late:
If anything goes wrong on a Friday closing — a wire that doesn’t land, a last-minute lien, a missing document — every title company, lender, and attorney office goes dark until Monday morning.
Your movers are booked. Your lease is up. And nobody is picking up the phone.
I’ve seen buyers sit in limbo all weekend over something that would’ve taken 20 minutes to fix on a Tuesday.
My advice after years of closings in Chicagoland: close on a Tuesday or Wednesday. Problems still happen — but at least someone can solve them same day.
