Plenty of online views, but no showing appointments?

Start by looking at the full picture: how your home is presented, how its asking price compares with competing properties, and how easily buyers can arrange a visit.

Those three areas can help guide a more informed conversation about your next step.

If you’re selling in South Florida, message me “SHOWINGS,” and let’s talk about your listing.

Most deals don't fall apart at the showing. They fall apart on the money.

I've seen it happen. The appraisal comes in $10,000 low. Or the condo doesn't qualify for the buyer's loan, and the lender says so two weeks before closing.

Before real estate, I spent 2 years as a mortgage broker. So I look at the financing from day one, not the week of closing.

If you're buying in Miami this year, ask any agent you're talking to: "What happens if the appraisal comes in low?" Their answer tells you a lot.

Send me a message and I'll share the 5 questions I'd ask before hiring an agent.

The client sees a beautiful property. They don’t see the secret mission that happened 5 minutes earlier. 🕶️🏡

Lights on. Curtains open. Pillows approved.
Finally, a second to relax…

🚪 Knock, knock. Break cancelled.

Realtors: what’s always on your pre-showing checklist? 😂

POV: Your client says “I’m almost there” and you’re still opening every blind in the house. 🕶️🏃‍♂️

Mission accomplished. Break lasted 2 seconds. 🚪😂

Ever wonder what happens before a property showing? 🏡

A little sprinting, a lot of light switches, and a very serious pillow inspection. All so the place looks effortless when the client walks in.

The best part? Finally sitting down… right before the knock at the door. 😂🚪

Fellow agents, what’s your last-minute showing ritual?

What could Carnegie Mellon’s planned Miami campus mean for you—even if you never take a class there?
For a young professional, it could mean new connections between education and local employers. For a business owner, a growing campus community could bring customers and partnerships. For residents, it raises important questions about housing, affordability, and transportation.
Those opportunities deserve attention, along with the work needed to make them accessible to Miami’s existing communities.
In this video, I explain three potential effects to watch as the project develops.
Share this with a friend, parent, or business owner who cares about Miami’s future.
Official project information: https://miami.cmu.edu/
The campus is planned and subject to approvals. These potential effects are not guarantees of job creation or higher property values.

One bedroom. Two full bathrooms. Why does that matter?

When you have visitors, a second full bathroom can make day-to-day life more comfortable. But the real value depends on the layout — and that's exactly what we should look at together.

Unit 403 at Cricket Clubhouse (1650 NE 115th St, Miami) offers:
- 1 bedroom and 2 full bathrooms
- 710 sq ft
- Remodeled kitchen
- Canal and bay views

Before deciding, look beyond the photos: layout, monthly association costs, and building requirements all matter.

Would you automatically choose the higher offer?

A closer look at the requested credits can change the comparison. And the numbers are only one part of the decision: financing, contingencies, and timing deserve attention too.
The example in this video is hypothetical and excludes other closing costs and mortgage payoff.

What would living in a Bugatti residence actually mean?
The name gets attention, but a purchase decision takes more information. My starting questions would cover the layout, ownership costs, service offering, and delivery timeline.
Here’s a quick look at the Miami announcement and what I’d want to understand next.
Would a luxury brand influence your decision to buy a home?

Florida Amendment 3: what would actually change for property owners? 🏠

A larger homestead exemption doesn’t mean every property tax disappears. And a 5% assessment cap is not the same as a 5% cap on your total tax bill.

Swipe through these 10 slides for a neutral explanation of:

▪️ The proposed exemption increases
▪️ Residency and eligibility requirements
▪️ Changes to non-homestead assessments
▪️ What would remain on your bill
▪️ Additional provisions and the proposed timeline

These changes depend on voter approval. We are not recommending a vote for or against the amendment—our goal is to help you understand the proposal.

📌 Save and share this explanation, and review the official text before making your decision.

A private helipad in Miami Beach? 🚁 Here’s why the proposal is sparking a neighborhood debate.

Ken Griffin wants a helipad at his private marina on Terminal Island. Some nearby condo residents are concerned about helicopter noise and disruption, while his representatives say the sound impact would be minimal.

The proposal advanced through a city committee—but that is not final approval.

For anyone considering a move, this is a reminder to look beyond the home itself and understand what’s being proposed nearby.

Nobody tells you about this part of real estate 😅

Before every showing: unlock, blinds up, lights on, curtains open, every room checked… and the second you finally sit down — knock knock. They're here!

When a property feels bright and ready the moment you walk in, it's because someone got there early to make it happen. That's part of the job, and honestly, I love it.
