Buyer demand is ramping up as we head into spring. However, higher mortgage rates could begin to challenge that momentum if they persist.

For Sellers:
On the supply side, inventory and new listings are both increasing. Price reductions held steady but are still about 8% higher than this time last year. Sellers should keep a close eye on growing inventory levels in their local market—it could shift negotiating power quickly.

The rate dip has driven applications and pending contracts up. Demand will continue to increase through the spring, and we are currently outpacing last year.

For Sellers:
There is good momentum for listings, and inventory levels are 29% above last year. Price reductions are ticking up—a sign that buyers are wary and that we are trending toward a buyer’s market in most locations.
