What a difference seven years makes in Nolensville real estate!

In September 2019, the median-priced home in Nolensville (Williamson County) sold for $554,933. Last month, that figure was $970,000. That's a 75% increase in home prices... but the real eye-opener is what happened to the monthly payment.

With 20% down, a 30-year fixed mortgage, and (estimated) property taxes included, the monthly payment jumped from $2,278 to $5,421. That's a 138% increase!

Higher home prices are certainly part of the story, but higher mortgage rates have made an even bigger difference in affordability. It's no wonder buyers today are taking a closer look at their budgets and weighing their options.

I'm curious, Nolensville neighbors: do you think home prices and mortgage rates will eventually bring affordability back in line, or is this simply our new normal?

Welcome home from fall break, Nolensville!

As we get back into our routines, here’s a housing-question I’m watching: will buyers get back out looking... or keep waiting?

I’ll be watching whether showing activity picks up as families return, which homes attract offers, and what buyers choose when they have several similar options.

There's also important housing data coming out this week like national reports on builder confidence, new construction, and signed purchase contracts, along with another mortgage-rate update. With Freddie Mac’s latest 30-year average at 7.40%, monthly payments remain a big part of the conversation.

Are you thinking about making a move before the holidays—or wondering whether spring makes more sense? Send me a message. Let’s look at your neighborhood, your numbers, and your timeline.

House hunting in Nolensville this weekend? There’s quite a bit to see! 🏡🍂

I pulled together this Nolensville Home-Buyer’s Guide to the Weekend to help you plan for October 16th through the 18th, from what’s for sale to mortgage rates and whether you’ll need a jacket.

Here’s the rundown:

🏡 179 active MLS listings, starting at $295,000, across the Williamson, Davidson, and Rutherford County portions of Nolensville. There are 34 listings priced below $500,000, and the median asking price is $844,990.

🚪 10 properties on the open-house list, ranging from $400,000 to $1,899,000. You’ll find their addresses and asking prices in the graphic. Check the event dates and times before heading out... or reach out, and I’ll help you confirm.

💰 Mortgage News Daily’s October 16 rate snapshot: 7.37% for a 30-year fixed mortgage and 7.04% for a 15-year fixed. These are survey rates. Your actual quote will depend on your loan and financial profile.

☀️ A cool weekend for home tours: Saturday looks mostly sunny and breezy with a high around 60°. Sunday brings sunshine and a high near 67°. Bring a jacket if you’re getting an early start!

See something that fits your budget? Send me your price range and what you’re looking for. I’ll help you narrow the options and put together a tour plan.

Feel like you're seeing more For Sale signs around Nolensville than you used to?

I pulled September average, active inventory for the Williamson County part of town over the past four years:

🏡 September 2023: 71 homes available for purchase
🏡 September 2024: 81 homes available for purchase
🏡 September 2025: 93 homes available for purchase
🏡 September 2026: 111 homes available for purchase

That’s a 56.3% increase since September 2023, including a 19.4% increase over the past year.

These are active listings available to buyers, rather than a count of homes newly listed during September.

Why compare the same month each year? Because real estate has seasons... an ebb and a flow. Comparing September with September helps us see the longer-term change without confusing it with the usual spring-to-fall shifts.

Each September over the past four years has offered buyers more choices than the September before it.

Here’s where it gets more interesting: sales have strengthened, too.

In my September Nolensville Real Estate Market Report that I published a few days ago, I noted 42 closings this September versus 20 last September. Through the first nine months of 2026, closings totaled 268, compared with 217 during the same period last year... an increase of roughly 24%. September’s median sale price also went up to $970,000, compared to $945,000 a year earlier.

So, rising inventory alone doesn’t tell us that demand has disappeared or that home values are falling. >>We have to look at what’s selling alongside what’s available.

Ken and Bridget knew me from church, and we first began talking about them moving to Columbia, Tennessee in December 2024.

Plans were put on hold in 2025, but we regrouped at the beginning of this year and found them a new home community they love at Hillcrest Village in Maury County.

Their purchase was contingent on us selling their current home at 1709 Park Terrace Lane in the Carothers Farm neighborhood... and as it often goes with new construction, we had delays, uncertain timelines, and moving targets to consider. Couple that with a resale market that has been hot or cold at times this year, and there was a lot to strategize and work through.

At the end of the day, we got to the finish line without drama, without stress, and everyone feeling happy! Thanks to all involved!

🏡 Sellers - does it feel like your Nolensville home is getting fewer showings lately? This data gives that feeling some context.

I pulled showing activity for the Williamson, Davidson, and Rutherford County portions of Nolensville. This graph tracks the 30-day rolling average of showings for active residential listings from September 12 through October 12.

All three areas finished below where they started, although the paths were different. Rutherford saw the sharpest downward trend, Williamson eased after a mid-September peak, and Davidson picked up temporarily before dropping back.

**The latest rolling averages, as of October 12:**

🔴 Williamson County: 5.08
🔵 Davidson County: 2.10
🟢 Rutherford County: 1.31

**What do those numbers mean?**

Each point looks back over the preceding 30 days. Our local Multiple Listing Service, RealTracs, averages showings for active listings using its showing service and adjusts for how many days each property was available to show.

For example, a home with 15 showings over 15 showable days would have the same adjusted pace as a home with 30 showings over 30 showable days. That helps us compare homes that were available for different lengths of time.

These are adjusted averages per listing... not daily showing counts or total showings across the area.

Seasonality deserves some consideration. Housing activity typically slows as we move from spring and summer into fall and winter. We are also battling mortgage rates that have recently risen to their highest levels since November 2023.

If your listing has been quieter lately, you’re seeing a pattern reflected in the broader Greater Nashville data. That’s useful context... but your home’s price, condition, presentation, competition, and showing availability still matter.

My approach is to compare your home with its actual competition, review the feedback, and determine whether we need patience, an adjustment, or a different strategy.

🏡 MONDAY IN THE MARKET | October 5–11, 2026
Nolensville, Tennessee

During the past week across all of Nolensville (Williamson, Davidson, Rutherford Co)... two homes went under contract, and eight crossed the finish line. But those numbers tell two different parts of the story.

The new contracts were in Ballenger Farms and Bent Creek, with asking prices of $685,000 and $699,000. Those give us a glimpse of where buyers made their latest moves.

The eight closings reflect decisions made earlier - buyers who negotiated contracts weeks to several months ago, and they have now received their keys. Sale prices ranged from $850,000 to $1.5 million, spanning neighborhoods like Winterset Woods, Summerlyn and Benington, along with acreage properties.

Homes are still moving across different property types and price points. For sellers, the useful question is: “How does my home compare with the properties buyers are choosing?” That’s where pricing, presentation, and a close look at the competition come into play.

Thinking about buying or planning a sale in 2027? Let’s look at the numbers for your neighborhood and build a plan around your goals.
