💰 Using a gifted down payment? Here’s what you NEED to know before closing day 👇

If a family member is helping you buy your home by gifting funds for your down payment, that’s amazing — but lenders have rules to follow to make sure everything is documented properly.

✔️ Tell your lender ASAP that gift funds will be used
✔️ Your donor will need to sign a gift letter stating the money is a gift (not a loan)
✔️ Keep a clear paper trail of the transfer — lenders will usually want bank statements or proof of deposit
✔️ Don’t move money around between multiple accounts if you can avoid it
✔️ Make sure your title company/vendor knows ahead of time too!
