Here’s the REAL September 2023 Market update for Sussex County, New Jersey. We accidentally posted the wrong graphic earlier this week - and that said that only 15 homes closed in September. It was actually 190 homes closed - which is a big difference!

Days on market is slightly up - 18.5 days, 74 Properties were listed for sale in September with an average list price just under $450k.

130 Properties went pending in September & this 190 homes closed at an average of 102% of asking price - averaging out at just about $413k.

What does this mean for you? Well - it means that the market is still a strong sellers’ market. It also means that more properties are hitting the market and buyer activity is strong. And - pricing is holding strong & steady on closed sales - overall while we are still seeing multiple offer situations and some properties going waaaaaay over ask….we are seeing more properties with wiggle room.
