Sometimes it’s exactly right.

Sometimes following it blindly could eliminate a home, price point, or lifestyle that actually works better for you.

The real question is whether your schedule and your life can handle the crossing.

Before you buy a home that requires a tunnel commute, don’t just ask:

“How long does it normally take?”

Ask:

What happens when it doesn’t?

If a delay just means you get home twenty minutes later, that’s one thing.

If it means missing report time or daycare pickup, that’s a very different decision.

Military families often start their Hampton Roads search with one question:

“What’s closest to the base?”

That’s important—but it’s not always the whole decision.

If two people work in different parts of the region, the better location may be the place that balances both schedules, childcare logistics, commute frequency and flexibility.

Sometimes “closest” isn’t actually the easiest place to live.

Save this before you start comparing Hampton Roads cities.

Two homes. Both in Suffolk. About 45 minutes apart—and we never left the city.

That’s what many relocation buyers don’t realize until they start looking at houses.

North Suffolk, Central Suffolk, and the city’s more rural areas can give you completely different commutes, conveniences, housing options, lot sizes, and everyday routines.

That empty field behind a house isn’t a promise it’ll stay empty.

That doesn’t mean buyers should assume every open parcel is about to become a subdivision, apartment complex, or warehouse. It means you should research what’s actually happening before making a decision based on the view.

Four things can provide different information:

Current zoning

Future land-use plans

Approved projects

Pending applications

They aren’t interchangeable, and a pending application isn’t guaranteed to happen.

Save this before your next home search, and share it with someone who’s choosing a property partly because of what surrounds it.

A VA appraisal isn’t your home inspection.

The appraisal helps the lender evaluate the home’s value and whether it appears to meet the VA’s minimum property requirements.

The inspection gives you a closer look at the home’s condition.

There can be some overlap, but they serve different purposes—and VA buyers shouldn’t assume one replaces the other.

A home being in a flood zone doesn’t automatically make it a bad purchase.

A home being outside a lender-required flood zone doesn’t automatically mean there’s no water risk, either.

The real decision includes insurance cost, drainage, crawlspace conditions, known water history, and your comfort with the long-term risk.
