Living in Virginia Beach on about $490K? That number doesn't buy one kind of house. It buys a decision.

Around that price in Virginia Beach, recent sales included an older detached 4-bedroom with a yard, a brand-new home that shares a wall, and a smaller 2-bedroom near the Oceanfront.

Same money. Three completely different lives.

Decide what matters first (detached or attached, yard or lock-and-leave, new or established, water or space) and then let the budget do its job.

A $271 condo fee doesn't sound like $40K—but under the assumptions in this example, the monthly impact was roughly equivalent. Know what the fee covers. And still count it.

This is why I don't like shopping by purchase price alone.

In one of the actual Hampton Roads examples from this week's video, a $271 monthly condo fee affected our hypothetical buyer's monthly budget about as much as financing roughly another $40,000 under the assumptions we used.

That doesn't make the fee “bad.” It included several expenses the homeowner would otherwise pay separately.

But you still have to count it.

One reason generic mortgage examples only get you so far: your VA financing may not look exactly like another buyer's.

The funding fee can vary, because some qualifying borrowers may be exempt.

It means figuring out the condition, paperwork and potential problems while you still have options.

Your report date tells you when the military needs you somewhere.

It doesn't tell you when your family should start making decisions about housing, household goods, travel or everything else wrapped around a PCS.

The better question is: What becomes harder if we wait?

Before you spend thousands getting a house "ready to sell," separate the things buyers are likely to care about from the things you're fixing simply because they bother you.

Those aren't always the same list.

Save this before you start writing checks for pre-listing repairs.
