The house search is the fun part, but for PCS buyers, it should not be the first step.

Before you fall in love with a listing, get clear on your timeline, commute, payment comfort, and what daily life needs to look like once you arrive.

A good house in the wrong location or with the wrong commute can become frustrating fast.

A major geopolitical shift can influence oil prices, inflation expectations, financial markets, and eventually mortgage rates.

The word eventually matters.

Mortgage rates don"t move because one headline tells them to. Employment data, inflation, bond-market expectations, Federal Reserve policy, and the broader economy all remain part of the equation.

I don’t have a crystal ball, so I would not build a purchase around a rate drop that has not happened.

Make sure the payment works now. A future opportunity to refinance should be treated as a possibility—not the entire plan.

VA loan buyers in Hampton Roads — your loan is not the problem. Here's proof.

My buyer in Portsmouth closed with $14k in seller concessions, got his earnest money back, paid off debt at closing, and brought zero dollars to the table. Zero.

Honest answer to the question I get asked constantly right now.

Is it a bad time to buy in Hampton Roads? Kind of — yes.

Rates are sitting around 6.5–7%. The Fed isn't cutting anytime soon. Prices haven't dropped. Monthly payments are noticeably higher than they were a few years ago.

But "is it a good time to buy" is actually the wrong question. The right one is whether it makes sense for YOUR situation.3+ years in Hampton Roads with PCS orders? The math usually still works — prices here aren't falling and rent doesn't build equity.

Less than 3 years, finances aren't rock solid, or you're not sure about the area yet? Renting while you figure it out is the smarter call. I'll tell you that directly.

Don't wait to buy real estate. Buy real estate and wait.

If you've got less than 3 years, the math is harder. Three or more? Usually worth running the numbers.
