However, as affordability shrinks in other parts of the city, housing prices are rising quickly: rents rose 7.8% in 2025, while asking prices rose 10.7% — suggesting buyers and renters interested in the neighborhood should act quickly in 2026.

Originally built as one of New York City’s first planned communities, Sunnyside has retained its strong residential atmosphere with charming single-family homes and large prewar brick buildings.
