Numbers don't have feelings. People do.

I spent two decades as a business analyst on Wall Street.

That taught me to look at numbers, identify patterns and ask questions.

But working with people taught me something equally important.

Numbers tell you what happened.

People often tell you why.

That's why I believe good decision-making needs both.

Look at the numbers.

Listen to the people.

Understand the facts.

Understand the context.

Then make the decision.

I've carried that approach from Wall Street into The Folson Group, and honestly, into my personal life too.

Data gives you clarity. People give you context.

In Sweden, where I grew up, we don't look at things and ask, "How quickly can we replace this?"

We ask, "How carefully can we maintain this so it lasts for decades?"

We stretch resources.

We fix what is loose before it breaks.

We value the discipline of preservation over the convenience of throwing things away.
When I moved to New York, I was struck by the opposite instinct everywhere I looked.

Replace it.
Upgrade it.
Start over.

I brought the Swedish mentality with me anyway.

It shapes how I run my business

how I manage client relationships

and how I look at buildings.

Proactive care isn't an administrative burden.
It's an act of respect for what you have built.

I Am vs I Will

Two words.

Enormous difference.

I will get better at this.

I am getting better at this.

I will reach out to that person.

I am someone who reaches out.

I will build a business that matters.

I am building a business that matters.

The first version puts everything in the future.

Somewhere out there, after the conditions are right, after enough time has passed, when you finally feel ready.

Next Monday

Next month

Next year

And we know how well New Year's resolutions go. Only 8% of people are still keeping up with them by February.

The second version puts you in motion now.

It trains your brain to treat the goal not as something you are hoping for but as something you are already doing.

Language is not just how we communicate with others.

It is how we communicate with ourselves about what is possible.

Before June 24, 2021, the phrase 'deferred maintenance' was a financial concept.

After that date, it became something else entirely.

98 people.

A building that had documented structural concerns for years.

Decisions that were delayed, deferred, and ultimately never made in time.

I am not here to assign blame.

I am here to say that what happened in Surfside is the most extreme version of something I see in less dramatic form in buildings across New York City every single week.

The conversation that gets tabled.

The repair that gets deferred because the budget is tight this year.

The report that gets filed away because acting on it feels too complicated right now.

Most of the time those deferrals do not end in catastrophe.

But sometimes they do.

And the difference between the two is almost never luck.

It is the culture of the board and whether it is willing to have the hard conversation before the hard conversation becomes unavoidable.

It was a STORMY weekend in the Tri-State area.

I hope the Nor’easter didn’t affect you too much.

But storms have a way of reminding us about something we sometimes forget:

Your building is only as prepared as the things you’ve thought about before the storm arrives.

And with older NYC buildings, there can be a lot going on beneath the surface.

If you remember one thing about me these 10 days, I hope it's this:

I believe co-op and condo boards can do amazing things when they have the right information and support.

I've spent years working with boards, and I've seen smart, dedicated people get overwhelmed by complicated buildings, big decisions, and a lack of good information.

I don't think they need to become real estate experts.

I think they need better questions, better information, and someone who will tell them the truth.

That's what I want The Folson Group to be known for.

Clarity.
Confidence.
Independence.

We work for the board, not the management company, the contractor, or the vendor.

We look at the numbers.

We read the fine print.

We question "the way we've always done it."

And we help boards make decisions based on facts instead of fear or habit.

Because your building is more than where you live.

It's a multimillion-dollar asset.

And the people responsible for it deserve to have the tools and support to protect it.

That's why Mark and I started The Folson Group after our own experience with our co-op.

We saw what was possible when someone actually paid attention, asked questions, and treated the building like a business.

That's still what drives me today.

I want to help make NYC buildings safer, more sustainable, and more affordable.

And I want every board member I work with to walk away thinking:

"I understand this. I know what questions to ask. And I can make this decision."

That's what I want people to remember about me.

Not that I had all the answers.

But that I helped boards find the right ones.

I'm learning how to teach AI how I think.

And it's teaching me something about myself.

For years, the way I approached a building problem was mostly instinct.

I'd look at the numbers.

Ask questions.

Read the contracts.

Spot something that didn't make sense.

Then I'd dig deeper.

I've done that for so long that I never really stopped to think about the process.

Until I started working with AI.

If you want AI to understand how you think, you have to explain the things you normally just know.

Why do I look at that number first?

What makes me suspicious of a contract?

What questions do I ask a board?

What tells me that something isn't quite right?

And that's been fascinating.

I've realized that I know my own methodology much better than I thought I did.

The bigger lesson for me is this:

If you can't explain how you do something, you probably don't understand your own process as well as you think you do.

AI is forcing me to slow down and put words around years of experience.

I'm still figuring out how to use it well. And I'm very aware that technology can provide information, but it can't replace judgment, experience, or a human conversation.

That's not what I'm trying to do.

I'm trying to take what I've learned over the years and make more of it useful to more people.

And that's a pretty exciting thing to be learning at this stage of my career.
