𝓒𝓪𝓷 𝔂𝓸𝓾 𝓻𝓮𝓷𝓽 𝓸𝓾𝓽 𝔂𝓸𝓾𝓻 𝓒𝓸-𝓸𝓹 𝓪𝓹𝓪𝓻𝓽𝓶𝓮𝓷𝓽 𝓲𝓷 𝓝𝓮𝔀 𝓨𝓸𝓻𝓴 𝓒𝓲𝓽𝔂?

The answer is - it is not always straight forward?
If renting in the future is important to you, then a Co-op may not be the right investment for you as sublet policies and fees to do so are not that flexible.
For the most part, Coops have different sublet policies for each Coop as it all depends on the Coop Board.
Many coops will have sublet policies that you can lives for 2 or 3 years then rent it out for a certain amount of time such as 2 or 3 years then there is board approval and there are fees to the owner/shareholder as well as renter and board approval and a board package.
Please take note when buying a Coop of these policies . We cannot predict the future and what comes to us in our life, but we should know what we are buying into.

1️⃣. Good credit is a must !
2️⃣. You must earn 40 times the rent or have a guarantor that earns 80 times the rent
3️⃣. Steady income - show paystubs, tax returns , etc
4️⃣. Letter of employment .

1️⃣. Always a good idea to purchase a condo over a coop especially when you do not have credit in the States.
2️⃣. If you are an investor good to know about the rules for renting and you should speak to an attorney, if you should have an LLC.
3️⃣. Location, location, location .. sooo important . It’s NYC so many amazing locations . But where do you want to be and what can your budget afford you ?
4️⃣. If you are paying cash, then listing brokers/sellers wants to see proof of funds.

I wish I could say that my colleagues and fellow agents were going to say that every buyer that comes to purchase one of their listings is going to get the “deal of the century”, but unfortunately that is not true !

WHY?

1️⃣ The commission has already been set
2️⃣ a Broker will negotiate a better deal than you can get on your own !
If you are serious about buying use an experienced and knowledgeable broker and it doesn’t have to me !
