A standout week led by record-setting scale on the Upper West Side.
Leading the week was 48–50 West 69th Street, asking $85M. The 41.5-foot-wide townhouse spans 19,600 square feet across eight levels and set a new record for townhouse sales on the Upper West Side. Sold off market, the residence brings together remarkable volume and an extraordinary amenity offering, including a 38-foot-wide parlor floor, a 2,000-square-foot primary suite, and a garden level with an indoor lap pool, whirlpool bath, and gym.
The No. 2 contract was M10 at 150 Charles Street, asking $21.5M. The triplex maisonette spans 5,612 square feet with four bedrooms, 4.5 baths, an internal elevator, and a 458-square-foot terrace opening from the great room. The sale adds to the continued strength of substantial, amenity-rich downtown residences.
Thirty-two contracts were signed at $4M and above last week, three more than the previous week and above the 10-year post-Memorial Day average of 25. Condominiums continued to lead activity, outselling co-ops 21 to 6, with five townhouses in the mix.
