For all those interested in apartments in NYC here is a brief Market Report from the first month of this quarter. Link for download of a full report.

APRIL IS THE START of the rental season. We saw the busiest month -- in terms of number of closed transactions and traffic of lookers -- since September of 2013. Rents went up slightly, and the incentives typically offered by owners in lax seasons are now gone. Clients have become acclimated to a "full-on" owner's market, and they are no longer able to make offers or get deals as in the slower winter months. Word has spread very quickly that the "no fee" market is over, and clients are happy to find an apartment that suits their needs without settling or wasting time. Consumer confidence is holding steady; inventory is starting to shrink; and competition for good apartments is picking up. These factors are forcing clients to make quicker decisions on rentals. We experienced a 25% increase in the number of closed transactions. Once again we expect a very busy summer season, as evidenced by a brisk and energetic beginning in the month of April.
