With another broker, our client listed their apartment for $3,250,000. Working with us, we sold it for $2,350,000.
Here’s why it sold for less than the original listing.

1) The original broker, and the client for that matter, thought their $1,000,000+ renovation meant their sale price should reflect the renovation amount.

2) Just because you spend $1,000,000 on a renovation doesn’t mean the normal factors of residential real estate don’t apply anymore.

3) The location, the unit mix, & the vintage of the apartment showed the pricing of the asset wouldn’t exceed $2,500,000.

4) No matter the amount you spent on the renovation. The market simply didn’t increase beyond the $2,500,000 value.

5) If you intend to renovate your apartment, I recommend engaging with a broker prior to renovation.

6) Together, analyze the true value of your apartment post renovation.

7) & have an understanding of what the renovation value is.

This can save you time, money & heartache.

P.S. The apartment was on the market for 6+ months, which ended up hurting the final sale price of the apartment.
