Section 8 Voucher recipients can purchase a home through the Housing Choice Voucher Homeownership Program. This applies to eligible residents to use their vouchers to assist with the mortgage payments instead of rent. 1. Meet Eligibility Requirements • Must be a current Section 8 Housing Choice Voucher recipient. • Must have a steady income (often higher than the minimum required for rental assistance). • Must be a first-time homebuyer (no homeownership in the past three years). • Must meet employment requirements (typically at least one adult in the household must be employed full-time for at least one year, unless disabled or elderly).Must complete a homeownership counseling program.2. Apply for the Homeownership Voucher Program • Not all Public Housing Authorities (PHAs) offer the homeownership program, so the recipient should check with their local PHA. • If the program is available, they must apply and be approved.3. Get Pre-Approved for a Mortgage • The recipient will need to secure financing through a lender that accepts Section 8 homeownership vouchers. • The PHA may have partnerships with lenders who understand the program. • The buyer must still meet credit and income requirements set by the lender.4. Find a Home Within Budget • The home must meet the PHA’s quality standards and be within the approved price range. • The buyer works with a real estate agent to find a suitable must inspect and approve the home. • The lender will finalize the mortgage loan.6. Use Section 8 Assistance for Mortgage Payments • Instead of paying rent, the voucher will help cover a portion of the mortgage (similar to how it covers rent payments). • The buyer will still be responsible for property taxes, homeowner’s insurance, and maintenance costs.7. Close on the Home & Move In • After closing, the buyer officially owns the home. • The PHA continues to provide assistance as long as program requirements are met.Let’s get you into a home 🏠 this year!

Cooperative denial policies need immediate reform. There are too many Coop boards denying qualified applicants for unknown and undisclosed reasons. As of last year, there was a new bill sponsored by Councilman Jummane Williams which would require coop boards to be transparent with their denial reasons and would have to supply said reasons within 5 business days. This is necessary.
