I used to think trusts were something reserved for people with private jets and last names on buildings. It felt distant, complex, and unnecessary. Then I started learning how money actually gets protected, not just earned.

What surprised me was how early planning changes everything. Trusts are not about showing wealth. They are about control, clarity, and making sure what you build does not quietly leak away through taxes, lawsuits, or poor structure.

As I looked deeper, I realized protection is not fear based. It is responsibility. You work too hard to leave outcomes to chance. Structuring assets early gives peace of mind long before wealth feels extraordinary.

The biggest shift was mindset. Trusts are not for someday. They are tools for anyone who wants their effort to last. When you understand the system, protecting every dollar stops being elite and starts being intentional.

We’ve come an incredibly long way. So much has unfolded, personally, professionally, and emotionally, that reshaped my life. I opened up to after a series of life-changing experiences since COVID, including surviving a pulmonary embolism and navigating profound personal challenges, moments that forced me to slow down, reflect, and redefine what truly matters.

Here's a snippet of the interview:::

First Question

BOLDJOURNEY

Good morning Dr. Sunshine , we’re so happy to have you here with us and we’d love to explore your story and how you think about life and legacy and so much more. So let’s start with a question we often ask: What’s more important to you—intelligence, energy, or integrity?

Dr. Sunshine Smith-Williams
A: Integrity. Without integrity, intelligence can be manipulative, and energy can be misdirected. Integrity is the foundation of everything I do, in business, in storytelling, in advocacy, and in life. It’s how you show up when no one is watching. You can have the brightest mind and the biggest ideas, but if people can’t trust your word or your heart, none of it lasts.

As a film producer and entrepreneur, I’ve learned that success built without integrity is temporary.

As a youth advocate, I know our next generation needs more than just motivation, they need models of character. Integrity builds legacy. Intelligence and energy are tools, but integrity is who you are. And for me, who I am will always matter more than what I do.

In 2025, we celebrate the 50th anniversary of a turning point in financial history — the moment women in the United States could finally apply for credit, including a mortgage, without needing a husband’s or male relative’s signature.

Before 1974, many banks routinely denied women the right to borrow money on their own. Even working women with steady incomes were often told they needed a male co-signer to buy a home, open a credit card, or even lease an apartment. Married women’s incomes were frequently discounted or ignored altogether.

That changed on October 28, 1974, when Congress passed the Equal Credit Opportunity Act (ECOA). This landmark law made it illegal for creditors to discriminate based on s*x or marital status, finally opening the door for women to take full control of their financial futures.

While the law took effect in 1975, the Equal Credit Opportunity Act did more than just change lending policies — it helped reshape the very idea of economic independence for women. It gave generations of women the freedom to own property, build wealth, and secure homes in their own names.

Half a century later, the legacy of this act continues to empower. Women are now among the fastest-growing groups of homebuyers in America — a powerful reminder that access to credit is access to equality.

There are major changes happening in public housing, where properties are being sold to private entities. This is resulting in significant changes to the appearance and amenities of these buildings, this is just the beginning. More changes will come including rent increases. I encourage all who reside in public housing that has an income to consider purchasing a home and seeking ownership opportunities. More private entities will start acquiring these NYCHA properties. This is your opportunity to become a homeowner and avoid the uncertainty of what will happen next under new ownership!

Advice on Property Ownership Despite Gentrification
Redlining
Blockbusting and
Steering. REAL ESTATE 101

Navigating property ownership can be challenging, especially with the historic and ongoing effects of systemic barriers like gentrification, redlining, blockbusting, and steering. Understanding these concepts is crucial to making informed decisions in today’s real estate market. Here’s a breakdown of these terms, their impacts, and strategies for owning property in a changing landscape.

1. Gentrification
Gentrification refers to the process by which higher-income individuals or businesses move into historically lower-income neighborhoods, often displacing existing residents and altering the area’s character and culture.

My Advice

While gentrification can drive up property values, it also presents both challenges and opportunities. For current homeowners, it’s crucial to protect your property value through home improvements and staying informed about the neighborhood’s evolving dynamics. For prospective buyers, focus on emerging neighborhoods where development is still in its early stages, but be prepared for changes in the social and economic landscape.

2. Redlining
Redlining is the discriminatory practice where banks or lenders refuse to offer loans or insurance to people in certain neighborhoods, often based on racial composition. This practice has historically excluded marginalized communities from homeownership opportunities.

My Advice
While redlining is now illegal, its effects linger, especially in minority communities. As a property owner or potential buyer, advocate for fair lending practices and consider working with community organizations or lenders who prioritize equitable access to home financing. Look for government-backed programs, like FHA loans, which are designed to combat redlining’s legacy by making homeownership more accessible to historically underserved populations.

3. Blockbusting
Blockbusting is a practice where real estate agents encourage property owners to sell their homes at a loss by creating fear that racial or ethnic minorities are moving into the neighborhood, leading to a decline in property values.

My Advice
Protect yourself from falling victim to blockbusting by researching the market and trends in your area. Work with reputable real estate agents who prioritize ethical practices, and remain skeptical of tactics that use fear or misinformation to persuade you into selling. Understanding market trends and demographics will help you make better decisions about your property’s value and potential for long-term growth.

4.Steering
Steering occurs when real estate agents guide or direct potential buyers to certain neighborhoods based on their race, ethnicity, or other personal characteristics, often limiting their housing options.

My Advice
Avoid steering by working with a trusted, professional real estate agent who upholds anti-discrimination standards. Be proactive in seeking properties that meet your needs and preferences without limitations based on bias. Ensure that you’re fully aware of your legal rights as a buyer under the Fair Housing Act, which prohibits discrimination in housing.

Alternative Strategy: Empowering Your Ownership Journey

Community Involvement
Become actively involved in your local community. Supporting local businesses and advocating for neighborhood development that benefits all residents can help combat the negative aspects of gentrification and ensure that changes are equitable.

Invest in Emerging Areas: Research neighborhoods that are on the cusp of development but haven’t yet been fully gentrified. These areas often offer more affordable property options with significant growth potential.
Equitable Financing: Work with lenders who have a history of providing fair access to financing, especially for historically marginalized groups. Be aware of programs designed to provide assistance and avoid predatory practices.
