You’d think with everything going on, buyers might’ve pulled back, but not in Manhattan. Most of the city's market stayed busy in Q3, with more sales and prices climbing again.

✅ Closings up 5% YoY, the strongest Q3 in 3 years.
💰 Median price hit $1.225M, a post-pandemic record.
🏙️ Luxury segment surged: Sales over $3M up 20%.
📉 Days on market down 6%, now averaging just 103 days

On the West Side, new development activity helped push the median price up 8% and average price per square foot up 7%....a sign that well-located, high-quality inventory is still drawing buyers.

Meanwhile, Upper Manhattan showed a....quiet resilience. Sales dipped 16%, but pricing held firm with the median up 1% to $683K and days on market was actually down 4%. Neighborhoods in Upper Manhattan like Harlem, Hudson Heights, and Inwood are still the city’s most value-driven areas, attracting steady interest from buyers looking for more space and neighborhood character.

All in all, Manhattan’s real estate remained solid heading into the last quarter of the year.

📈 Even with all the noise in politics and the economy, Manhattan real estate didn’t blink. In fact, it surged. The market is alive, competitive, and building real strength heading into the second half of the year.

Second Quarter 2025 highlights:

🟣 Closings? Over 3,250 homes sold—best Q2 since 2022
🟣 Sales volume? $7.09 BILLION (yes, with a B)—a 12% jump year-over-year
🟣 Inventory? Just 7,362 listings—tightest it’s been in a year
🟣 Median price? $1.24M (second highest ever)
🟣 Average price per square foot? $1,856—nearly back to post-COVID highs
🟣 Days on market? Down to 120 (3-year low!)
🟣 Signed contracts? Up for the fifth straight quarter

What’s driving it? Buyers stayed confident. Sellers stayed strategic. With fewer listings hitting the market and marketing times dropping, we’re seeing a more competitive landscape and serious momentum for the summer.
