Apartment prices averaged $980,649 in the fourth quarter, 11% more than 2020’s comparable period. The average condo price per square foot rose 6% over the past year to $1,046.

Weekly Contract Signed Report - Manhattan Apartments Week Ending July 31, 2021

🔹Signed contracts rose 17% last week, their
second-straight weekly gain.
🔹Condos saw a 29% jump in activity,
while co-op contracts rose 9%.
🔹Contracts signed for apartments priced over
$5 million fell 23% last week, while all other
price ranges posted an increase.
🔹The West Side was the only market area with
fewer signed contracts than the week before.

Here’s where foreign homebuyers came from and bought during pandemic.

Canadiens led with 8 percent of foreign purchases, worth $4.2 billion.
Mexicans were close second with 7 percent, although those homes were worth significantly less at $2.9 billion.
Chinese buyers finished third with 6 percent of sales, but were first in terms of sales volume at $4.5 billion.
India and the United Kingdom each accounted for 4 percent of foreign purchases of U.S. homes.

Paying in cash was the favored option of foreign buyers, with more than half slapping down only greenbacks.

Florida and California were top targets of international buyers, followed by Texas, Arizona, New York and New Jersey.

State makes it official: Broker fees are here to stay

The New York Department of State updated guidance to the real estate industry to acknowledge what most in the profession already knew: Last month, a judge ruled that a ban the department had placed on broker fees early last year was an “abuse” of the department’s regulatory powers, and struck it down.

The state announced the ban when it released guidance for two pieces of housing legislation from 2019, which also limited to $20 the application fees that brokers could charge prospective tenants.

“The guidance was issued in error of law and represents an unlawful intrusion upon the power of the Legislature and constitutes an abuse of discretion,” Albany Supreme Court Judge Susan Kushner said in her April decision.

Manhattan had a 10.2-month supply of
apartments for sale at the beginning of April,
the sixth straight monthly decline.
Condo inventory dropped 12% from last
month to an 11.0-month supply, while co-ops
fell 14% to 9.6 months of supply.
The West Side remained the tightest
market with a 7.2 months’ supply of
apartments for sale.
