As we enter the spring housing market of 2025, the landscape is both promising and challenging, my friends. Based on my recent analysis, the market shows cautious optimism, with potential opportunities for savvy homebuyers. Let’s dig into this!

Pending Home Sales: Sluggish Growth

Pending home sales have increased by 5% this week but remain slightly below last year’s numbers. Since January, sales have been about 3% lower than in 2024, indicating a steady, rather than explosive, growth trajectory. No major gains are expected, but the market is starting to move.

Mortgage Rates: A Waiting Game

Mortgage rates are currently around 6.6%, a drop from last year, which might boost demand. However, significant buyer activity may not occur until rates approach 6%. Buyers are watching closely, hoping for better conditions.

Home Prices: Modest Increases with Risks

I'm looking for a modest 3.5% increase in home prices this year, though there is a risk of prices turning negative due to high mortgage rates and economic uncertainty. Price trends are just above last year’s levels, highlighting a fragile balance.

Inventory and Withdrawals: The Hidden Market

Inventory is up 28% from last year, with Texas and Florida seeing significant increases!! However, high withdrawal rates suggest a "shadow inventory" of homes not selling at desired prices. This dynamic limits actual inventory growth.

Price Reductions and New Listings: Key Indicators

Price cuts remain prevalent but dipped slightly this week, offering a sensitive gauge of demand shifts. New listings saw a "nice jump" with 76,000 homes entering the market. Despite this, overall growth in listings is disappointing, with many areas lacking sufficient sellers.

Regional Dynamics: Diverse Challenges

Florida’s markets are under scrutiny for potential weakness, while the Northeast is being monitored for price stability from last year. Texas and Florida have notably more unsold inventory compared to pre-pandemic levels, adding complexity to these regions.

Keep an eye on those weekly pending home sales, listing prices, and mortgage rate changes in your neighborhoods. Withdrawal rates and new listing volumes can also provide insights into seller sentiment and supply dynamics.
