🏡 ARE NASHVILLE HOMES SELLING ABOVE OR BELOW ASKING PRICE?
The answer is… both.
And that’s exactly why understanding the market—and the individual property—matters so much right now.
We’re not in a market where every home automatically sells over asking anymore.
A great home that’s priced correctly, in the right location and shows beautifully can still sell quickly and attract multiple offers.
But we’re also seeing homes sit longer, take price reductions and ultimately sell below asking price.
For buyers, that creates opportunity.
The key is knowing which situation you’re walking into.
Before I write an offer, I want to know:
Has the home been sitting?
Has the price already been reduced?
What have comparable homes actually sold for?
Is there real competition—or are we negotiating against ourselves?
Because sometimes we need to be aggressive.
And sometimes we have leverage.
My job is to know the difference before we write the offer.
That’s where having someone who understands the local market can make all the difference.

🏡 “What’s happening in the Nashville real estate market right now?”
I get asked this question all the time, and my answer is pretty simple:
There isn’t ONE Nashville real estate market.
We’re in a much more balanced market than we were a few years ago. There’s more inventory, homes are taking a little longer to sell, and buyers finally have choices again.
But here’s where local knowledge really matters.
What’s happening in Green Hills can be completely different from The Nations, Franklin, Nolensville or Murfreesboro. And what’s happening at $500K can look very different from what’s happening at $1M+.
That’s why I don’t believe in giving buyers a blanket answer about “the market.”
I want to know where you want to live, what you want your life to look like, and what price point you’re shopping in. Then we look at what’s actually happening in your market.
Because at the end of the day, the Nashville market doesn’t matter nearly as much as your Nashville market.
