US Buyers See More Builder Incentives
Builder incentives continue to play a significant role in today’s new-home market. In late Q2, US builder confidence remained subdued at 35, marking the 14th consecutive month below 40—reflecting persistent challenges with affordability, construction costs, and mortgage rates. I’ve seen firsthand how builder offers can make a difference for my buyers: over 60% of builders nationwide provided sales incentives recently, and about 35% opted to reduce prices, with average new-home discounts around 6%.

Industry leaders are highlighting a nationwide shortage of approximately 1.2 million homes, which keeps market sentiment cautious. Until some of these barriers to building ease, we’re likely to see a measured approach from both builders and buyers. An industry study also notes that regulation, taxes, and related costs add more than 25% to the average price of a single-family home—meaning reforms could have a real impact on affordability.

Current sales conditions registered 38, while future sales held at 45, and prospective buyer traffic stayed at 25, all pointing to a market that’s navigating headwinds with care. US Housing Affordability Is Resetting Higher
After more than four decades in Middle Tennessee real estate, I’ve seen the ebb and flow of our housing market—but 2024 brings its own unique affordability reset. With mortgage rates still hovering in the low-6% range, even a minor rate change can noticeably affect monthly payments and reshape a buyer’s options. For example, researchers estimate that the median-priced home now comes with a monthly payment near $2,000. That’s why I always encourage clients to have clear budgets in place before the right opportunity arises.

Many homeowners are understandably holding onto their lower-rate mortgages, which keeps resale inventory tight and puts even more focus on new construction throughout our region. First-time buyers, in particular, are facing a steeper climb, often needing stronger savings, greater borrowing power, and sometimes support from family just to compete.

Looking ahead, industry models suggest affordability could see modest improvement as rates stabilize, but we may not revisit previous peaks anytime soon—possibly not before 2027.
