🎉 CLOSED! Congratulations to Haven’s Buyer! 🏡🔑

A huge congratulations to Haven’s client on closing 220 Glenstone Cir in Brentwood! 🎉

This one had a few tricky moments along the way, but Haven and her client stayed the course, worked through the challenges, and ultimately made it to the finish line with keys in hand! 🔑

And what a great opportunity it turned out to be—a beautifully located condo just minutes from I-65, Brentwood, and Downtown Nashville, with a new roof and skylights, a newer HVAC system, and a renovated bathroom.

Sometimes the smoothest closings are the ones without a hiccup. But when challenges come up, having the right agent in your corner makes all the difference.

Consumer sentiment is one of the more fascinating pieces of the housing market because perception can influence behavior just as much as the numbers themselves.

Looking at consumer sentiment from January 2000 through January 2026, confidence has changed dramatically — particularly since 2020.

What makes that especially interesting is that some of the periods we remember as being “great” for real estate weren’t necessarily periods when consumers felt great.

In 2021 and 2022, mortgage rates were historically low, but buyers were also dealing with intense competition, limited inventory, rapidly rising prices, and a housing market still feeling the effects of the pandemic-era shift in where and how people wanted to live.

Fast-forward to January 2026, and consumer sentiment was roughly back at January 2022 levels — yet the housing market looked very different. Buyers generally had more inventory to choose from and faced less competition than they did several years earlier.

So why can the market feel difficult even when some of the fundamentals have improved?

Because housing decisions aren’t made on data alone.

Interest rates, home prices, headlines, job security, inflation, political and economic uncertainty, and even memories of what the market used to be all shape how confident people feel about making a major financial decision.

Buyers are still buying. Sellers are still selling. But the mindset surrounding those decisions has changed — and understanding that psychology is an important part of understanding today’s market.

A Closer Look at Tennessee Real Estate

I recently spent two days at the Tennessee REALTORS® TNsights conference, where economists, Federal Reserve experts, and real estate leaders shared what they’re seeing across Tennessee’s housing market.

I left with pages of notes, data, and conversations that I think are worth sharing because the housing market is about more than headlines. It’s about understanding the forces shaping our communities, our neighborhoods, and the decisions people are making every day.

Over the next several posts, I’ll be breaking down a few of the insights that stood out to me: migration trends, affordability, interest rates, consumer confidence, and what they could mean for buyers, sellers, and homeowners across Tennessee.

My goal is simple: to stay connected to what’s happening in our market so I can help people make informed, confident decisions. Real estate is local, but it’s also deeply connected to the bigger picture.

🎉 CLOSED! Congratulations to My First-Time Homebuyers! 🏡✨

This closing is extra special! These amazing first-time homebuyers came to me through a referral from a past client, and after more than a year of searching, we finally found the one! 💛

I’m so excited that we were able to get them under contract and across the finish line on this beautiful East Nashville home at 934B Spain Ave.

With 3 bedrooms, 2.5 baths, an open-concept layout, a main-level primary suite, custom details, a beautifully landscaped backyard, and a location close to Five Points, Shelby Park, and so much of what makes East Nashville special—this home was absolutely worth the wait.

Some restaurants surprise you in the best way, and The Mockingbird was one of those places. The menu is full of elevated comfort food with creative twists, and every dish felt like a fun take on something familiar.🍽️

What I loved most was the energy of the restaurant. It’s lively without being overwhelming, making it the kind of place where dinner easily turns into a long evening of great food and even better conversation. Every plate that came to the table looked just as good as it tasted.🍸
