Reality check from the field the last 10 days…
I’ve had buyers making offers on three different homes — strong offers, smart strategy, nothing reckless — and still not land the contract.
Not because they did anything wrong. Not because their offer wasn’t good. Because someone else’s was better.
The frustrating part is you don't know why your offer wasn't selected - but typically it means someone else offered:
Higher price.
Fewer concessions.
Cash.
Faster close.
More upfront money.
That’s the game right now. Are some homes sitting longer? Yes.
But the right house, priced right, in the right location… it’s moving. And it’s moving fast.
Translation for buyers:
If you’re serious, you need to be ready before you fall in love with a house. You need to give your best offer when you know there is high interest. And you need to be ready to walk away when it doesn't work out (which I believe means God has something else better for you).
You need to be patient. And at the same time you need to have a sense of urgency.
Get preapproved. Understand your numbers. Know your payment.
Have your strategy.
