🏦 Have an FHA mortgage?

Many homeowners assume they can immediately begin a Short Sale, but FHA loans follow specific HUD guidelines that add extra steps to the process.

One of those steps is the FHA Waterfall Process 💧— a required review for a loan modification before a Short Sale can move forward.

Even if you've already decided you don't want to keep your home, that review is typically still required.

The good news? Every situation is unique. Some homeowners have already completed the process in the past, allowing them to move directly into a Short Sale. That's exactly what happened with one of my recent closings. 👏

FHA Short Sales aren't impossible — they simply have more moving parts than a traditional short sale. 🏡

That's why understanding the process is so important. The more informed you are, the more confident you'll feel when making decisions about your home. 💙

🏦 FHA short sales are a completely different ballgame.

If you have an FHA-insured mortgage, your loan is backed by the government, which means there are additional HUD guidelines that must be followed. 📋

One of the most important is something called the FHA "Waterfall" Process. 💧

So what is it?

Before HUD can approve a Short Sale, they're required to review you for available loss mitigation options first. That review starts with a loan modification. 📝

"What if I already know I don't want to keep my home?"

That's okay.
The review is still part of the required process.

Here's what happens next:

✅ If the loan modification is denied, you can move forward immediately with a Short Sale.

✅ If the loan modification is approved, but you've decided a Short Sale is still the better option, you can sign an opt-out letter.

There generally isn't a way around the waterfall process unless you've already completed that review in the past.

In fact, I recently closed an FHA short sale where the homeowner had already gone through four previous loan modifications. Because those reviews had already been completed, we were able to move directly into the Short Sale process. 👏

Another important thing to know is that FHA/HUD guidelines have changed over the years. Homeowners can no longer receive loan modifications as freely as they once could, which makes understanding today's rules even more important.

This is exactly why FHA short sales often involve more moving parts than traditional short sales:

🏡 Sometimes a situation that looks impossible isn't.

This recent Chicago short sale had FHA partial claims, HOA debt, title issues, and a closing that nearly fell apart at the last minute.

But three months later, the seller avoided foreclosure, debts were resolved, and the transaction successfully closed. 🙌

The reason I share stories like this is simple:
