π‘ Thinking about buying a home?
A lot of people start house hunting before they ever talk to a lender.
Totally normal β but it can mean falling in love with a home first, then finding out what you can actually afford afterward.
Pre-approval flips that order. Here's what it can actually do for you:
π° KNOW YOUR REAL BUDGET
Not a guess or a Zillow estimate β a number based on your financial situation, so you know what price range actually makes sense before you start touring homes.
β‘ MAKE YOUR OFFER STRONGER
When you're competing with other buyers, being pre-approved shows the seller you're serious and ready to move forward.
π SAVE YOURSELF TIME
Once you know your price range, you can focus on homes that actually fit instead of spending weekends touring houses that were never realistic for your budget.
And here's the part that's easy to overlook...
Just because a lender approves you for a certain amount doesn't mean you need to spend that much.
Your comfortable budget should account for things like taxes, insurance, maintenance, utilities, and everything else that comes with owning a home.
It's one extra step before you start touring homes, but it can completely change how you approach the process.
π¬ Have you already talked to a lender, or is that still on your to-do list?
