But over the past year, our local housing landscape has undergone a profound shift. Whether you’re thinking about downsizing, moving closer to family, or right-sizing into one-level living right here along the coast, today we’re going to walk through the real numbers behind our market—and why today’s unique conditions give you unprecedented leverage as a seller.

Every week, national news outlets run headlines about housing cools, interest rates, and shifting markets across the country. But real estate isn’t national—it’s hyper-local. Automated online algorithms and generic estimates look at broad zip codes, but they can’t distinguish between a historic village street in Stonington or Mystic, a coastal pocket in Groton Long Point, or a private acre up in Ledyard or North Stonington. What's happening in California or Florida does not dictate the value of your doorstep. In our part of New London County, demand is driven by local factors that online algorithms simply fail to capture.

The single biggest economic driver in our region right now is the massive ongoing expansion at General Dynamics Electric Boat in Groton. With historic submarine contracts underway, thousands of engineers, specialized technicians, defense professionals, and naval leadership are moving into New London County with secure incomes and pressing relocation timelines. These aren't casual window-shoppers; they are qualified, serious buyers who need established, quality homes throughout Groton, Mystic, East Lyme, Waterford, and our surrounding towns. That demand is direct, continuous, and focused squarely on our neighborhoods.

Take a look at current inventory. In Southeastern Connecticut, the supply of available homes remains historically constrained—down double digits year-over-year.
