Not every ICW property can support a dock.

In South Carolina, building a dock on a navigable waterway requires a permit from SCDES — the state Department of Environmental Services. And that permit is not guaranteed. The ability to build depends on the width of the waterway, the presence of wetlands, and setback restrictions from neighboring properties.

Some properties have existing docks that are already permitted. Some have the ability to permit a new one. And some simply cannot support one at all.

As your agent, this is something I research before you fall in love with a listing — not after. If dock access is important to you, tell me upfront. It changes which properties are worth your time.

Let me tell you what a Saturday looks like when you live on the Intracoastal Waterway on the Grand Strand.

You loop around to Murrells Inlet, dock at a restaurant on the MarshWalk, have lunch with a view that costs nothing extra, and boat back home in the afternoon.

On Tuesday, the same waterway is your backyard. The dolphins showed up again. They usually do around high tide.

If you're 65 or older and buying a home in South Carolina as your primary residence, there's an additional property tax benefit that most buyers don't know about — and it stacks on top of the 4% primary residence rate and the school tax exemption you're already getting.

It's called the Homestead Exemption. It removes the first $50,000 of your home's fair market value from the assessed value entirely. On a $500,000 home, that means you're assessed on $450,000 instead of $500,000 before the 4% ratio is applied — saving you several hundred additional dollars a year.

To qualify: you must be 65 as of December 31 of the prior year, and you must have been a legal resident of South Carolina for at least one full calendar year.

There's no deadline to apply. You file it at your county auditor's office — which is a separate office from the assessor's office where you filed the Legal Residence Application.

I want to show you a number that makes buyers go quiet on a call.

A home in New Jersey valued at $500,000 generates approximately $7,900 in annual property taxes. The same $500,000 home in Horry County, South Carolina — as a primary residence, with the 4% assessment ratio and the school operating tax exemption — generates approximately $1,500 to $2,200 in annual property taxes.

The difference: roughly $6,200 a year. Divided by twelve — that's approximately $517 a month that is no longer going to a property tax bill. Every month. For the rest of your life here.

And that's before the Social Security income exemption. Before the lower cost of living. Before what your home equity does in a market where the median price for a detached home on its own land is approximately $390,000.

The financial picture here is not just a little bit better. It is structurally different.
