Your neighbor's sale price doesn't automatically tell you what your home is worth.

Even homes on the same street can have very different values depending on:

While today's rates may feel high compared with the unusually low rates we've seen in recent years, today's numbers are still well below the historic peak of 16.63% in 1981.

But here's the bigger question:

Should today's mortgage rate alone determine whether you buy or sell?

The right move isn't just about the rate. It's about your goals, timing, equity, payment, and overall financial picture.

And remember:

You may be able to refinance a mortgage later.
You can't go back and buy today's home at today's price.

Sometimes waiting for the "perfect" rate comes with a cost of its own.

If you're wondering whether buying, selling, or waiting makes sense for your situation, let's look at the whole picture—not just the rate.

❤️ One of the Things We Love About Murrieta...

It's the people who help make this community feel like home.

Today, we'd like to recognize the Murrieta Police Department and the men and women who serve our community.

Their job goes far beyond responding when something goes wrong.

Murrieta PD works to build relationships with residents through community programs, Neighborhood Watch, Citizens Police Academy, station tours, ride-alongs, and other opportunities for residents and officers to connect.

One program we especially appreciate is You Are Not Alone (YANA), which provides free check-in calls and visits for elderly or disabled residents who live independently and may not have someone nearby to regularly check on them.

It's programs like these that remind us that a great community isn't just about beautiful homes and neighborhoods.

It's about the people who look out for one another.

To the officers, dispatchers, professional staff, and volunteers of the Murrieta Police Department:

Thank you for serving our community. We appreciate you. 💙

Sometimes enjoying where you live doesn't have to mean going far. One of the things we love about living in Murrieta, California is having local events that make an ordinary Thursday evening feel a little more special.

This Thursday, August 20, Murrieta Market Nights returns to Historic Downtown Murrieta!

According to the City of Murrieta, Market Nights take place on the first and third Thursday of each month, bringing together local vendors, food trucks and artisans offering handcrafted goods, fresh food and unique finds.

You'll also find live music and family-friendly activities, making it an easy way to spend an evening with friends, family or neighbors while supporting local businesses.

Whether you stop by for dinner, browse the vendors, listen to some music or simply enjoy the atmosphere, Murrieta Market Nights are a great example of the community lifestyle right here at home.

Would you still choose the home you're living in today?

It's an interesting question.

When we bought our homes years ago, they were often chosen around the life we were living then.

Maybe you needed:
• More bedrooms for the kids
• A big backyard
• A home office
• Lots of storage
• A certain school district

But life changes.

The kids grow up. Priorities shift. Retirement approaches. Family dynamics change. And sometimes, the things that once made a home perfect aren't nearly as important anymore.

Maybe today you'd value:

🌿 Less maintenance
✈️ More freedom to travel
❤️ Being closer to family
🏡 A different floor plan
☀️ More outdoor living
🛋️ A home that simply feels easier to enjoy

And maybe your current home is still exactly where you want to be.

There isn't a right or wrong answer.

The important question is whether your home still supports the life you want to live.
