Congratulations to my buyers for their new purchase! This awesome home sits on just shy of 5 acres and has one bad ass shop to go with! The cherry on top was that they were able to secure this beauty 25k under list price.
Every year the number of days it takes for a home to go pending peaks its highest in the month of January. This makes the fall to winter time frame the optimal time for buyers to negotiate terms in their favor.
We experienced the quickest, most abrupt rate hike in history in 22’ & 23’ and certainly saw a dip in the housing market during those years. However, now the pause has ended, rates trend back towards the downside going into 2025 and election season, all the while reporting 5.6% higher sales price from this time last year.
