Have you ever thought about moving...and then just kept thinking about it? 🏡

I came across some research recently about how our brains turn a plan into action, and it immediately made me think about conversations I have with buyers and sellers all the time.

Sometimes, it isn't that you're not ready to make a move. You simply don't know what needs to happen first.

And when you're talking about something as big as buying or selling a home, that's understandable. There are a lot of pieces to consider.

If Tavares isn’t already on your Lake County radar, it might be time to add it. ☕🌴

Sitting here along the Lake Dora waterfront is a pretty good reminder of why I enjoy this community so much.

Tavares gives you that small-town Central Florida feel, but there’s plenty happening here — a waterfront downtown, local restaurants, community events, and of course, easy access to the Harris Chain of Lakes. ⚓

And when it comes to real estate, you’ll find a little bit of everything — established neighborhoods, 55+ communities, newer homes, and properties where being close to the water is part of the lifestyle.

If you were moving to Lake County and this sounds like your kind of place, Tavares is one community I’d tell you to start with.

And yes… coffee with a Lake Dora view certainly doesn’t hurt. ☕💕

Two homes can sell for the exact same price and still have very different costs once you own them. 🏡

That’s why I don’t want my buyers looking at list price — or even the monthly mortgage payment — in a vacuum.

Property taxes, HOA fees, insurance, utilities, and the age of big-ticket items like the roof and HVAC can all affect what that home may actually cost you from year to year.

“What do I need to do to my house before I sell it?”

I hear some version of this question from sellers all the time.

Do we need to paint? Replace flooring? Update the kitchen? Clean out every closet? Fix everything we’ve been putting off?

The answer is different for every home — but you probably don't need to do everything.

In fact, one of the things I help sellers determine is where their time and money are actually worth spending before we put the home on the market.

That's why I created my Home Selling Prep Checklist.

It takes you room-by-room — inside and out — and gives you practical things to look at, clean up, repair, simplify or sometimes leave alone.

There’s even a Showing Day Checklist for once your home hits the market.

Because getting ready to sell should start with a plan, not an expensive trip to the home improvement store. 😉

Yeah, me too. 🙋‍♀️

That's why I'm not a big fan of blanket real estate advice.

“It's a great time to buy!”
“It's a great time to sell!”

Maybe. But the better question is: Is it a good time for you?

Because what's happening in the Central Florida market doesn't affect every buyer, seller, price point, or community the same way.

👉 If you're selling, we'll look at what's actually happening with homes like yours — pricing, competition, days on market, buyer activity, and what you may realistically walk away with.

👉 If you're buying, we'll talk about inventory, current market conditions, financing and closing costs, and what your options look like based on your goals and budget.

Then we can make a decision based on real information — not a catchy headline.

After 20+ years in real estate, I've learned that good advice usually doesn't start with “Everybody should…”

It starts with “Tell me what you're trying to accomplish.” ❤️

Three different towns. Three different ways to enjoy a summer evening right here in Lake County.

✨ PENDING in Tavares! ✨

Some homes sell quickly. Others simply need the right buyer — and that was the story at 3217 Manatee Road.

Selling in a 55+ community during the spring and summer months can take a little patience. We adjusted the marketing when needed, stayed the course, and now this home has found its buyer. 🏡

Best of all, my Sellers are one step closer to moving on to their next journey.

Call me old fashioned, but I still believe relationships matter more than transactions. ❤️

A phone call. A handwritten note. Checking in after closing. Showing up when someone needs you. Those little things still matter to me.

Buying or selling a home is a big decision, and I’ve always believed my job is about more than getting to the closing table. It’s about taking care of people along the way.

If we’ve worked together, thank you for trusting me with such an important part of your life.

If you're thinking about making a move to Lake County, finding the right house is only part of the decision.

First, you have to figure out where you want to live.

Do you picture yourself close to the shops and restaurants of Mount Dora? Near the waterfront in Tavares? Maybe Leesburg makes more sense for your lifestyle, or you'd rather have a little more room outside of town.

That's where knowing the area really matters.

I created my Lake County Community Guide to give you a better feel for our communities, the local lifestyle, places to explore and what you may want to consider before deciding where to start your home search.

Because choosing a community shouldn't come down to scrolling listings and looking at a map. 😊
