✨ Look at properties that have been sitting on the market for any length of time
✨ Have your agent search for off market opportunities for you
✨ Keep an eye out for homes whose contracts fall through
✨ Be willing to waive other contingencies instead of offering more in price
✨ Know that you can always refinance when buying a home now, purchase NOW and enjoy the equity your home will accumulate over the next 5…10…20 years - THAT is your good deal!

🌟 Real talk: getting your offer accepted, and having an agent that you KNOW is doing their best for you.

We've had more than a few buyers "switch" to using members of our team after realizing their previous agent wasn't giving them the level of service, communication, or advocacy they needed.

Here are some of the main complaints we've heard:

🗣️ "They weren't proactive"
🗣️ "I didn't feel listened to"
🗣️ "I was tired of submitting offer after offer not understanding why I wasn't winning the property in a multiple offer situation"
🗣️ "I felt like they just wanted to sell the house instead of making sure I was happy"

Just a friendly reminder: BUYING A HOUSE, FARM, OR PIECE OF LAND IS A BIG DEAL.

It can be hard to sever ties or "fire" an agent, especially if they were referred to you by a family member, friend, your lender, etc. But, read those comments above again. Does that sound like someone you want to trust to successfully guide you through the biggest purchase of your life? No.

If you aren't 100% SURE that your agent is working their HARDEST to advocate for you, EVERY DAY, move on. And this isn't just about getting your offer accepted.

If you're searching for a farm, acreage, equestrian property, historic home, or something completely unique, you need an agent who understands that the right property isn't always the easiest one to find - and the right offer isn't always the one with the highest price.

If your offer wasn't selected, your agent should be able to provide some insight as to why. If your agent isn't being creative and looking at even the smallest details that could make your offer more appealing, work with an agent who understands that THERE ARE SO MANY MORE THINGS THAN PRICE THAT FACTOR INTO A STRONG OFFER.
