Torn between renovating your current Lakes Region home and moving to a new one? 🏡🔨

It’s one of the most common questions Belknap and Carroll County homeowners wrestle with, and the answer usually comes down to three things:

1️⃣ Does your home have a “ceiling”? Some lake-town layouts and lots can be improved endlessly; others cap out no matter how much you spend.
2️⃣ What would the renovation really cost, in money, time, and living through it? Be honest about all three.
3️⃣ Is it the house or the location you’ve outgrown? You can renovate a kitchen. You can’t renovate a commute, a school zone, or a lack of lake access.

There’s no universal right answer. It depends on your home, your budget, and your goals. But walking through these three usually makes the decision a lot clearer.

🚫 Myth: “Once summer ends, Lakes Region buyers disappear, so it’s a bad time to sell.”

✅ Fact: The end-of-summer buyer is often the most serious one out there.

The casual lake-house browsers do thin out in Belknap and Carroll County. But the people still looking as summer winds down usually have a real reason to move: a job change, a lease ending, a family that wants to be settled in Laconia or Gilford before the school year. Fewer tire-kickers, more motivated buyers, and less competition from other listings.

“Wait until spring” is common advice, but spring also means listing into the most crowded season on the lake. Selling as summer ends can mean a smaller pool of buyers who are far more likely to actually make an offer.

Call or text us at 603-253-4345 or email [email protected] and let’s talk through what makes sense for your home.

The back-to-school stretch is one of the most underrated windows in Lakes Region real estate. 🎒

Everyone talks about spring. But the weeks around back-to-school have a quiet advantage for Belknap and Carroll County buyers: the summer lake-house rush has cooled, serious sellers are still on the market, and there’s often more room to negotiate than there was a few months ago. Families who move now can get settled in Laconia, Gilford, or Meredith before the school-year routine takes over.

If a move has been on your mind, this is a genuinely good moment to look, more choice, less competition, and time to make a careful decision instead of a rushed one.

Call or text us at 603-253-4345 or email [email protected] and we’ll pull together a few options in your area.

The national median home price barely moved this year, and that number is basically useless if you’re buying or selling in the Lakes Region. Belknap County’s median sale price is up nearly 15% year over year; Carroll County’s is up 5%, and climbing. Two very different local stories hiding behind one flat national headline. Comment below if you want the read on your specific town.

Selling in the Lakes Region this year? You can absolutely still win, but the approach matters more than it used to. 🏡

Today’s Belknap and Carroll County buyers are informed, and they’re not in a hurry.

The homes that sit are usually the ones chasing a price the market has already moved past. “Testing the market” with an ambitious number costs real time and real money.

The playbook now: price right on day one, present well, and expect some negotiation. Do those three things and well-prepared Lakes Region homes are still moving, and priced accurately from the start, you may never need a reduction at all.

Thinking about listing in Wolfeboro, Moultonborough, Laconia, or Meredith? The smartest first step is an honest read on what your home is worth today.

A quarter mile. That's all that stands between this Cape and a sandy beach on Lake Kanasatka.

Now offered at $589,000 — a price improvement on 1.66 private acres with room to breathe: 3 bedrooms, 2 full baths, a farmer's porch for morning coffee, and a walk to the water that makes this feel less like a house and more like an escape.

Updated top to bottom — newer roof, siding, furnace, and a 2024 standby generator — this one's move-in ready for lake life.

A quick snapshot of where things stand in Belknap and Carroll County at the midpoint of 2026:

📊 Belknap County’s median sale price is $533,849, up 14.8% year over year
📊 Carroll County’s median sale price is $541,950, up 5.0% year over year, and climbed to $600,000 in June
🏠 Statewide days on market rose to 45, giving buyers more time to decide
🤝 Nearly half of sellers are offering buyers some form of concession

Here’s the thing, though: even these are county-level averages, and real estate has never been more local. Wolfeboro, Meredith, Laconia, and Gilford can each look completely different from these numbers, sometimes in the opposite direction.
The county numbers set the backdrop. What actually matters is what’s happening on your street. Want a read on your specific area? Reach out anytime.

Mid-year rate update: the average 30-year fixed mortgage rate was 6.49% in mid-July, only a shade better than the 6.72% recorded a year ago.

This isn’t a dramatic drop, and it doesn’t need to be one to matter for Belknap and Carroll County buyers. A steadier rate environment makes it easier to plan around the payment, compare Lakes Region homes thoughtfully, and make a decision based on your real timeline instead of a guess about next week’s headlines.

The useful question isn’t whether rates are perfect. It’s whether today’s numbers make sense for your budget, your move, and the home you want in Wolfeboro, Moultonborough, Laconia, or wherever you’re looking.
