📌 Default — When a borrower hasn't made mortgage payments for 90 days or more.

📌 Delinquency — A missed mortgage payment. Delinquency comes before default and can impact credit and loan approval.

📌 Assumable Mortgage — A buyer takes over the seller's existing mortgage, potentially including a lower interest rate. In today's market, that can be a major advantage.
