This week on Adventures in Real Estate…
There’s a whole lot more to this job than opening doors.
Everybody sees the showings, the closings, the sold signs and the “must be nice” stuff. What you don’t see is everything happening behind the scenes to get a transaction across the finish line.
This week, I needed same-day certified documents from the courthouse for a closing. ( bet you didn't know that was a thing ) Courier couldn’t get there, everyone else was tied up, so off to the Milaca courthouse I went.
Through security, got the documents handled, had a few conversations with random people--( apparently I’m incapable of going anywhere without talking to everybody )… came back outside and found one small problem.

I left the lights on the Ducati.

Dead. 😂

Called one of my clients and friends in Milaca, he pointed me toward a local shop, they came out and jumped the bike, I followed them back, got them paid and hauled ass back to closing.
Walked in with the certified documents with THREE MINUTES TO SPARE.

Then there’s Barbara Miller at Guaranteed Rate NMLS 329237, GR NMLS 2611 . A couple days earlier, we were working on getting a first-time buyer ready to purchase their home. They work 6 AM to 6 PM and needed tax documents delivered. Instead of waiting until the weekend and hoping everything got where it needed to be on time, Barb grabbed them and delivered them herself. ( she doesn't have a ridiculously fast scooter though 😁 )

That’s the stuff nobody sees.
This is the stuff we do, every day.

Today on Adventures in Real Estate…
Another listing, another game of hide-and-seek with the 360 camera.
Focal Point Media - Kody Hughes handles the professional photos and drone work because he’s just the best in the biz. I like doing the virtual tours because I’ve been doing them for years.
Which basically means 15,000 steps of running upstairs, downstairs, and hiding around corners so my ugly mug doesn’t end up in your beautiful listing.

Another unedited conversation with myself in the truck on the way to somewhere...
Did you know?? Minnesota does not require residential home inspectors to be licensed.
So when someone says they're a "licensed" or "certified" home inspector, ask: By who?
An online certification doesn't automatically equal experience.
If they've spent decades in construction and the trades, there's probably some real-world knowledge behind that inspection. If they've never swung a hammer and took an online course... maybe ask a few more questions.
Know who's inspecting your house—and what qualifies them to do it.
There's more BS out there than you think!

Today on Adventures in Real Estate...
When your clients tell you they have a Corvette sitting at home, naturally you request that they bring it along sometime.
Well, today was the day.
Five houses to show, and they roll up in the Corvette.
Now, imagine if you will—and anyone who knows me can picture this perfectly—walking up the driveway to a showing and seeing your Realtor standing in the window, arms in the air yelling “YES!” before running outside to check out said Corvette and giving his clients the proper opportunity to brag about their cool friggin’ hot rod.
Because apparently professionalism has limits, and mine ends somewhere around a Corvette.
We also saw some... interesting things today. Including some old Nazi/German sayings and symbols written on the walls.
Little real estate pro tip for the day: paint is cheap.

Today, on Adventures in Real Estate…

Have you had your sister’s cousin’s brother’s uncle-twice-removed’s stepson install your wood stove?
Well… this is what can happen.
Wood stoves are great—when they’re installed, vented, and maintained correctly. When they’re not, soot and smoke particles can make their way into places they have absolutely no business being.
And soot sticks to everything! Walls. Ceilings. Furniture. Carpet. Clothing. Everything.
The scary part? You may not even notice it happening right away. An improperly vented wood stove can allow smoke and fine soot particles into the home long before you see the obvious black staining.
This house is a prime example.

Second time around, and I’m happy to report the Lathrop curse was a whole lot easier to handle. 😂 IYKYK.
I was probably just as surprised as I was excited when Mike and Nichole told me they were heading back toward the cities. Life has a funny way of bringing things full circle.
But there’s something super cool about getting the call from people you’ve worked with before and hearing, “Alright Bill, we’re doing this again.”
I always get pumped when I get to work with my peeps again. The laughs, the shenanigans, the trust, and apparently surviving the Lathrop curse twice.
Thank you guys for trusting me for round two!!
