REALTORS, are you ready for FINCEN?!

Beginning March 1, 2026, FinCEN (Financial Crimes Enforcement Network) will require certain non-financed (cash) residential transactions involving legal entities to be reported through their closing agent.

Starting March 1, 2026, if you’re buying a 1–4-unit property in cash under an LLC or trust… our government is simply saying: "ok now tell me who you are and where did you get the cash from"? Just like we source sellers LLC we now have to source the buyer.
This is NOT a tax! This does NOT mean you cannot buy a property for cash in an LLC.
It just means that if you close with cash under an LLC or Trust, the closing agent has to report who the actual human is behind that LLC or trust.
In other words - It’s designed to stop people whose identity is hidden purposely through multiple LLC's.

Let's be real, it is to stop scumbags from money laundering and cheating the government, 😂

This is NOT a title company to title company thing. EVERY closing agent must report this. If you have a client that states, I am not doing that I will go to another company, NOPE, doesn't work that way. No way around it.
