Closing day for my sellers!

My clients got the opportunity to move into family property after buying this home a few years back.
When you have an opportunity like that, you move! And that's exactly what they did. They jumped on the opportunity and went through the whole house in just a few short weeks to remodel what was needed. This new buyer is getting a great home and I know my clients will be happy where they are going. Win Win!

Fun fact about VA loans...

VA loans allow No money down and you can still stack down payment assistance grants to cover closing costs and potentially have more money toward the price of the home. ( if you qualify)

Imagine this... 🤔

I am working with the seller.
Buyers agent presents me an offer on a 47 day close. In my world 47 days is quite a bit of time. About 5 days before this said date, the agent contacts me and says the lender dropped the ball and needs 14 more days. That's 2 more weeks! My seller shrugged it off. It's OK everything is fine. About 12 days before the new date, the buyers agent sends me a very long disheartening email explaining the crazy issues going on with her buyers and their lender.... Also now requesting another 30 days.
Now... I have never heard of anyone wanting to wait 3 months to buy their home or having to wait 3 months to get their money from selling. Sooooo I called this agent. We talked. I could hear the frustration... Then I called the one guy i know that will do everything he possibly can... and boy did he!

Shane L Canipe got these buyers approved and went through the entire process in 11 days! We never had to extend the closing again! The coolest part... the buyers ended up with having to pay less at the closing too!

Not my buyers, but they took the risk of trusting my guy to get the job done! My seller is happy . All is well! Shane saved the day!

Doesn't seem like much for all of you, but this is the date of my first email list of homes for my current buyer that is under contract!
Imagine almost 4 years of looking. . Taking a break.. looking... on and on. .. and to finally be in a place where the money made sense, the offer got accepted.
Sometimes the search for your home comes pretty fast and all the stars align. Sometimes you just gotta keep trucking along and not give up!
Grateful to have clients that hang on for the ride and keep coming back to me when they're ready.

After a few extra weeks and a ton of unnecessary added stress to everyone involved, my clients are officially First Time Homeowners ❤️🏡🎉🎉

I usually brag on the lender and the attorneys, however this post will be a little different as no one is connected on Facebook with me and I would rather speak truthfully.

So here's my gratitude for this transaction.

Ya'll, I had some really awesome clients that had a whole lot of added turmoil that was definitely not expected. I just want to thank you guys again for pushing through even in your worst days.

The attorneys office did a great job! So if you ever need a closing attorney out in Statesville, reach out to me and I'll pass their info.

I truly hope that when the time comes and you see another offer from one of my clients, you don't run! 🤣😅😳

Tammy had to put a lot of sweat and tears into this closing just as much as I did. At one point, all communication from myself and the lender stopped and Tammy had to step in to get answers.

Idk if ya'll know it or not, but when you get me to a snapping point I DO SNAP and I sometimes don't have a filter 🤪... well let's just say the poor guy couldn't handle my honestly lol. So yeah, Tammy carried on through the transaction with communication because they wouldn't communicate with me. She also had to keep her seller from wanting to terminate, knowing full well she could have done so about 2 weeks ago. Tammy , I really do appreciate everything you did to help us along.

Also big thanks to Scott Proctor , who trusted me enough to pass the baton. Scott referred these clients to me when he could have chose anyone! Scott, Thank you for your support as well.

Please Congratulate my buyers once again for their new adventure!
