They bought a house from another country, from an agent they’d never met in person.

Sounds insane. It wasn’t.

We talked for weeks. Not about square footage, but about how they wanted their mornings to feel. Neighborhoods, schools, the lake. The places they’d loved around the world and wanted to recreate here. And the whole time, I was out looking for the Lake Norman version of that.

Square footage is easy to compare. Daily function is not. Check the yard you'll really use, how the bedrooms are separated, the exact school assignment for that address, and what the drive feels like when you'd actually make it.

Seeing builder incentives show up right down the street?

For a nearly-new resale, buyers are comparing more than list price. They are weighing monthly payment, move-in timing, included upgrades, and how much flexibility the builder still has. The right price has to reflect that full comparison, not just the last sale nearby.

I see this often in Lake Norman-area neighborhoods where resale and new construction overlap.
