She walked in, smiled, and said: "We saw your video, and I want YOU to be our realtor."

This summer, I hosted an open house with targeted marketing all over the Front Range. This client saw my listing video and decided to come down from Castle Rock to tour the home. I loved that they chose me shortly after meeting me in person. It was an honor to start showing them new homes around the Front Range. We searched Castle Rock, Larkspur, Monument, and the Springs. I’ve helped them get acquainted with the area and explore what different locations have to offer. They wanted stunning views, a beautiful home, and plenty of space from neighbors—and then, we found the one.

When we walked into this GORGEOUS home with breathtaking Pikes Peak views, they lit up and said, “I want this one.” From there, we negotiated an incredible deal, secured concessions to buy down the interest rate, and got key repairs taken care of.

Finding the home that feels just right is never easy—but it’s always worth it. 🏡 From navigating high metro district taxes to beating out a competing offer, this sweet couple trusted me to guide them every step of the way—for the third time! Now, they’re ringing in the holidays in a gorgeous home that checks every box. 🎄 Here’s how we made it happen…

There’s no greater honor in this business than being trusted time and time again by the same clients. This incredible couple first came to me when they were buying and selling their very first home. Now, I’ve had the privilege of helping them find their next chapter—a stunning home just in time for the holidays.

The journey wasn’t without its challenges. We searched high and low for a home that felt just right while also navigating high metro district taxes. After many showings, we finally found the one: curb appeal, a beautiful yard, and *almost* everything on their wish list.

Ever wonder what really happens behind the scenes in a week as a real estate agent in the Monument and Colorado Springs areas? Spoiler: It’s not just about selling houses. 💡 Let’s pull back the curtain on some of this week’s wins—community, connection, and some serious momentum to end the year strong.

This week has been one for the books, and I’m feeling so grateful as we wrap up the year. Here’s a peek at some highlights:

Peak Producer Christmas Party: I had the honor of attending this event with some of the top agents in Colorado Springs. Peak Producers is an elite group of realtors committed not just to excellence in real estate, but also to giving back to our community. It’s inspiring to be surrounded by high-achieving peers who are equally dedicated to making a difference.

Nearing closing on my final two closings of the year: My clients are all set to start the new year in their dream homes! We not only negotiated great purchase prices but also ensured repairs were handled on both. It’s moments like these that remind me why I love being a part of these life-changing transitions. These homes are GORGEOUS. Thrilled for my clients.

I’ve been hearing this question a lot lately, and it’s totally valid! Yes, homes in Colorado Springs and Monument are taking a bit longer to sell, and you may feel hesitant about giving up a better interest rate or not getting top dollar.

BUT here’s the thing: while you might give up some equity on your sale, you gain negotiation power as a buyer. With prices adjusting, you could buy your next home at a lower price—and set yourself up for long-term success.

This sold stings a bit. I don't like saying goodbye to sweet friends (aka repeat clients)! Sweet repeat clients trusted me to handle their selling journey as they were moving out of state, and it’s the ultimate compliment.

Here’s the real story: We were heading out of selling season in Colorado, with school starting and the usual election year slowdown looming. 🗳️📉 Homes in the area were averaging 120+ days on market, but with strategic, data-driven decisions and an aggressive marketing plan, we got an offer in LESS than the average days on market and closed in just 3 weeks (average escrow days are 30-45 in our area)!

Saying goodbye to clients who become friends? Always the hardest part. But I’m thrilled to have helped them move forward with ease. This year, especially for homes $1M+, it’s all about patience and maximum exposure. My clients are grateful for my Monday updates (every single Monday without interruption) of what we are doing to stay ahead of the curve, feedback, recommendations, and tons of data.

The result? Lots of eyes on this one, lots of interest, and ultimately, a successful sale. It’s proof that with the right strategy, your home will sell even in slower market conditions.

I get it. All eyes on the holidays. 🎄 But, right after the holidays, it's selling season here in Monument and Colorado Springs. Here are 3 simple updates to consider now that can make a huge impact later:

1️⃣ Boost Curb Appeal: Freshen up your landscaping. Keep things trimmed, rake the leaves, begin watering and fertilizing your yard. Make it welcoming for those that come by. (Insider tip: pull the weeds, if they freeze they are likely still there and unsightly. Colorado Springs has lots of weeds).

2️⃣ Declutter & Organize: Start packing away non-essentials—less is more when it comes to showcasing your home’s potential. Don't forget to remove family pictures. You don't want them syndicating all over the web for years!

3️⃣ Small Upgrades: Focus on easy fixes like painting, new fixtures, or updated hardware to add a polished touch. Lighting makes a huge impact! Change out those builder grade fixtures to something cute from Home Depot. It really polishes a space.

Thinking ahead now means less stress (and potentially more value!) when it’s time to sell. 📆✨

Here’s the gist: Mortgage rates are expected to gradually decline (insert praise hands 🙌) from 6.4% in Q4 of this year, with hopes of dipping below 6% by the holidays in 2025! It’s happening, but at a more sustainable pace—no sudden market shakeups like years past.

More buyers + more homes for sale = a steady increase in market activity. No wild surges, but a competitive and growing market is on the horizon.

Home values are predicted to increase by 2.6% over the next year, and we’ll start seeing those gradual upticks in Q4 2024.
